Increasing Base Rates for OTA Channels

This guide explains how to increase your base rates that are sent to your online travel agency (OTA) connections such as Airbnb and VRBO. Adjusting your rates can help account for OTA commission changes or specific pricing strategies per channel.

Accessing Channel Settings

To begin adjusting your OTA rate modifiers:

1. Go to the Settings tab in ReservationKey.
2. Click External Connections.
3. Locate your Channex connection and click Properties and Mapping.
4. Select the property you want to modify.

Scroll down to the Channels section. You will see a list of your connected channels, such as Airbnb, VRBO, Booking.com, and others.

Adding a Rate Modifier

Each connected channel can have its own independent pricing adjustment (modifier). To add one:

1. Find the channel you want to adjust (for example, Airbnb or VRBO).
2. Click Actions ? Edit.
3. In the Channel Settings section, click Add Modifier.
4. Select the option Increase by Percent.
5. Enter the desired percentage to increase your base rate (for example, 15.5%).
6. Click Save to apply the modifier.

When to Adjust Your Rate Modifier

This setting is particularly useful for adapting to OTA pricing model changes. For example:

• Starting October 27, 2025, Airbnb will shift to a host-only 15.5% fee model (up from the current 3% host fee).
• If you previously used a 3% increase, you may now want to raise it to 15.5% to maintain your desired payout.

By using a rate modifier, you can easily adjust for these changes without altering your base rates within ReservationKey.

Confirming the Rate Increase

After saving your modifier, you can verify that the increase is being applied correctly:

1. Go to the Inventory section of your Channex connection.
2. Locate the property you updated.
3. Click the Paperclip Icon next to it — the number beside it indicates how many channels are linked.
4. Open the channel you modified (for example, Airbnb or VRBO).
5. Confirm that the rate increase is visible and being sent properly.

Notes

• Each OTA channel can have its own unique modifier — you can set different percentage increases for different platforms.
• Modifiers apply only to rates being sent through the connected channel and do not affect your base rates in ReservationKey.
