Welcome to Riverwoods Golf and RV! Here is a copy of the lease agreement that you agreed to when making your reservation.

This Short Term Rental Agreement (the “Agreement”) is made by and between Heather Hamilton, member/manager for Riverwoods Golf and RV (“Owner”) and ______________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property: The RV site is located at:
2424 Fowler Road, Raymond, WA 98577

2. Maximum Occupancy: The maximum number of guests is limited to 8 persons day or night. No weddings, graduations, receptions, reunions or similar event unless prearranged, additional fees will apply.

3. Term of the Lease: The lease begins at 3:00 p.m. on (the “Check-in Date”), and ends at 11:00 a.m. on (the “Checkout Date”).

4. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

5. Access: Guest shall allow owner access to the site for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.

6. Rental Rate and Fees
Rental rate and fees must be paid prior to arrival.

7. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% if cancelled 48 hours prior to check-in except for groups, in which case a 7-day notice is required.

8. Insurance: We encourage all renters to purchase traveler insurance.

9. We reserve the right to refuse service to anyone.

10. RVs or trailers should be 2010 or newer.

11. Only credit card/debit payments accepted.



Exhibit A
When making your reservation you agree to follow these rules which will hopefully bring more harmony and enjoyment to all of our guests.
Quiet Hours are from 10:00 PM to 8:00 AM.
Maximum of 1 vehicle and 1 RV per site. No additional trailers, boats etc. allowed in a space.
A maximum of eight (8) persons allowed per RV site. Extra Charge of $5 per person per night for more than 4 guests.
A maximum of 2 pets per RV are allowed. All pets must be on a leash. Please clean up after your pet, there is an additional fee of $10 per pet.
You, as our guest are responsible for the conduct of your visitors and pets. Please ensure that all guests are familiar with all of our Rules and Regulations before they enter the park.
Parents are responsible for the supervision, conduct, and behavior of their children at all times.
Children under 14 must be accompanied by an adult while on the driving range or walking the golf course. Please do not go on any of the bridges as they are being repaired.
No vehicle maintenance, oil changes or repairs allowed. Emergency repairs may be allowed with management approval.
Limit of two (2) Large ice chests or ice chest sized containers on each site.
No indoor furniture, appliances, etc. may be left on patio or outside of RV.
All property must be in the confines of the RV site. Parking on roads prohibited at all times. Parking is provided at buildings for use of building only. No overnight or guest parking in building parking spaces.
Outside of RV and site area must be kept clean and free of debris. Trash must be bagged and placed in dumpsters. No outside storage of trash or recycling including in trash cans.
Please no mats or rugs on the lawn.
No outside clothes lines are to be used.
No RVs that fall into a state of disrepair will be allowed to remain in the park.
No open fires except in barbeque grills or in small commercially manufactured fire pits that are at least six inches above the ground. Homemade fire pits, washing machine drums etc. are not allowed.
Please respect your neighbor and do not cut through their site.
Each RV will use one space and hookups for that assigned space only.
Visitors are not allowed to bring any pets into the park.
No tents. Before driving stakes of any kind into the ground, please contact management. This is for your safety as well as that of our water, sewer and electric lines.
Sewage and gray water must not run on the ground. A positive sewer seal is required at both ends of your sewer hose when using dump station.
All RV’s and other vehicles must have current license, registration and insurance at all times.
No Soliciting or any commercial activity.
Absolutely No Sub-Leasing.
No fireworks allowed.
Renters and all other users of this property are liable for all property damages. All Local, State and Federal laws are applicable to all persons on the premises.
Rowdiness, loud music, abusive language, violent behavior, and drunkenness, possession or use of drugs will not be tolerated at any time.
Objectionable conduct of any kind or violation of any park rule or anyone causing a disturbance will immediately be asked to leave the premises and will forfeit all fees.
Vandalism in any form will not be permitted.
Smokers please do not throw cigarette butts on the ground. No Smoking in ANY park building or outside of your RV/car.
Please help us keep our restrooms clean. If restroom needs attention, please make management aware of the problem.
Off road, all terrain or unlicensed vehicles are not permitted to be ridden in the park. Golf Carts allowed with licensed driver.
Management reserves the right to evict or refuse entry to any person who has evidenced a disregard for the rules without a refund. Guests and their visitors use the site at their own risk.
Payment is due when you make your reservation.
Occupants and their vehicles may be removed without a judicial hearing by law enforcement officers for failure to comply with written rules and regulations of the park.
Management assumes no responsibility for accidents, injuries, theft or losses from any cause. The camper agrees to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or recreational unit brought into the park. We are not responsible for your losses due to theft, fire, storms, accidents, or rushing or rising water.
We reserve the right to make changes to the rules, regulations and fees that we feel necessary.
We cannot strongly enough emphasize the necessity of each guest’s conformance with the rules. Your cooperation will make this park a better and cleaner place for all who stay.

Cancellation Policy
Please give 48 hours notice to cancel to receive refund. Groups please provide 7-days notice to receive refund.

Riverwoods RV Park Rules

Please help us keep Riverwoods clean, safe, and enjoyable for everyone.

1. Reservations: Online reservations are limited to a maximum of 14 consecutive days. Longer stays require management approval.
2. RV & Vehicle Information: Guests must provide accurate RV/trailer details, including type, approximate length, and license/plate numbers. A maximum of 2 vehicles per site is allowed unless approved by management.
3. Clean & Tidy Sites: Sites must remain clean and orderly. Do not store trash, boxes, storage totes, indoor furniture, appliances, tools, vehicle parts, or other belongings outside the RV. Patio furniture, grills, bicycles, and recreational equipment are allowed but must remain neat and within the site.
4. Quiet Hours: Quiet hours are 10 PM–7 AM. Please avoid loud music, parties, or other activities that disturb other guests.
5. Pets: Pets must be disclosed, supervised, and cleaned up after at all times.
6. Fire & Grills: Use fires and grills only in permitted areas and follow all fire-safety requirements. Never leave a fire unattended.
7. Smoking: No smoking inside RVs or designated non-smoking areas. Properly dispose of cigarette butts.
8. Trash & Waste: Keep your site clean and dispose of trash and wastewater only in designated areas.
9. Parking & Safety: Follow posted speed limits and keep roads and emergency access areas clear. Park only in designated areas.
10. Property & Conduct: Guests are responsible for damage caused by themselves, their visitors, or pets. Illegal, dangerous, or disruptive activities are not permitted.
