LODGING AGREEMENT PAYMENTS 1) Nights reserved and paid for but not spent at the Moreland Guesthouse are non-refundable. 2) Room rentals whether daily or weekly must be paid in advance.
DEPOSITS 1) Room deposits are non-refundable if reservation is cancelled. 2) Room deposits cannot be applied to your lodging bill and are held until check-out. 3) Deposits may be held all or in part as a result of early check-out charges, lost keys, damages to the room/property or fees resulting from your stay.
FEES The following additional fees may apply: 1) $8 per day for late payment (late payments are generally not accepted and MUST be preapproved.) 2) $10 per night charge for each overnight guest 3) $15 charge, per key, for lost keys 4) $25-$200 excessive cleaning fee.
GENERAL TERMS 1) Owner, agent or staff (hereafter referred to as “Management”) must be notified of any additional guests. 2) Extended stay guests are required to give management THREE (3) days notice prior to checking out. 3) Guests are granted a non-exclusive, revocable license for the use of the room during the occupancy period. Management may have access to the guest’s room, in the event of an emergency, without notice. 4) Management may enter guest’s room for the purpose of inspection, maintenance or repair, with adequate notice. 5) No landlord/tenant relationship shall exist or be deemed to exist by virtue of this agreement or the guest occupancy of the property. 6) This agreement shall be governed by the applicable laws of the State, Common Wealth or District in which the property is located. 7) Guest agrees to, peacefully and without delay, surrender possession of the property at the expiration of their reservation or if asked to leave due to misconduct. 8) Guest hereby agrees to hold and save harmless owner, from damages or injuries to persons or property by reason of any cause whatsoever either in or about the property or elsewhere.
DAMAGES 1) Notwithstanding reasonable wear and tear, property must be returned in the same condition as it was at the commencement of occupancy. 2) Guest is financially responsible for any damage inflicted upon the property during stay. Management may inspect the room at the conclusion of the reservation period but prior to final check-out. 3) Guest agrees to complete the following before vacating property: (1) remove all food from refrigerator, (2) return linens to management, (3) return any and all property on loaner from the Moreland Guesthouse, (4) restore all furniture to its original placement, (5) check all closets and drawers for personal belongings, (6) turn off all lights, heaters and fans, (7) close and lock all windows, (8) return all keys as instructed. 4) Toilets shall not be used for any purpose other than that for which they were constructed and no sweepings, sanitary products, diapers, rubbish, rags or garbage shall be placed therein. Any sewage line clog caused by guest shall be repaired at the expense of the guest. Guest will reimburse owner for any damage caused by escape or overflow of water.
RULES AND RESTRICTIONS 1) Guests are prohibited from using the Moreland Guesthouse address as a permanent or temporary address for personal or business matters. All guests are required to maintain a PO Box, if they do not have a current mailing address. 2) Guests are prohibited from using the Moreland Guesthouse telephone number for personal or business matters. 3) Guests are prohibited from accepting collect calls. 4) Guests are not allowed to keep pets or animals on the premises. 5) Smoking is prohibited inside the Moreland Guesthouse. Designated smoking areas are identified by signs. Guest must dispose of cigarette butts in designated receptacles. 6) The burning of candles and incenses by guest is prohibited. 7) This agreement is non-assignable and the room may not be sublet for any reason. 8) Guest will be responsible for their personal visitors. Additionally, guest will be liable for any and all damage caused to the Moreland Guesthouse by their personal visitors. 9) The property shall not be used for any commercial activity or illegal activity or purpose that is a violation of any regulation of any governmental authority that has jurisdiction over the property. 10) All traffic, parking and other community signs must be obeyed. 11) No representation, agreement, undertaking or promise, whether oral, implied or inferred, has been made by owner, agent or staff other than that expressly stated herein.
Management may terminate this agreement and remove guest(s) at any time if, at the sole discretion of management, a guest becomes objectionable, violates any of the terms of this agreement, engages in any misconduct, violates the Six Rules for Being a Good Guest, or violates any city ordinances/regulation. Guest agrees to immediately vacate the property without a refund and neither agent nor owner shall be liable for any damages including, without limitations, incidental and consequential damages.
I have read and agree to the terms of this lodging agreement. This is a legally binding contract.
TERMS & CONDITIONS Our self-catering inn is unique and authentic. While guest rooms are private, ALL guests share a dormitory style bath, fully equipped kitchen (under renovation until June 1, 2024), butler's pantry, living room, dining room, and billiard room (out of service until September 30, 2024).
Our property has limitations on renting rooms to local guests. Government issued identification with a home address that is 50 miles away or more is required upon arrival from all guests. Any exceptions must be approved by management prior to booking.
In order for the Moreland Guesthouse to adhere to mandated occupancy standards, you are guaranteeing that you have selected the correct number of guests for your reservation. We do not allow more than 2 guests, per room, including children.
Your credit / debit card is being charged for the full amount of your reservation. You are giving the Moreland Guesthouse permission to keep this card on file and automatically charge any amounts owed for lost keys, damages, and/or subsequent lodging payments. While we understand that plans change, we are a small inn and cancelations affect us greatly. You may cancel or modify your reservation up to 14 days prior to your arrival at no cost. Reservation cancelations or modifications occurring 7 - 13 days prior to arrival will be refunded 50%. Reservation cancelations or modifications occurring less than 7 days prior to arrival are no longer possible. Guests that do not check-in on scheduled arrival date and do not call will be treated as a cancelation.
Any refunds must be credited to the original card, no exceptions. Guests must allow 5-7 business days for refunds to be processed.
Check-ins are by appointment only and are scheduled between 1:00p - 9:00p. Remote check-ins are available after 9:00p with prior approval.
The Moreland Guesthouse is a self-catering inn. While common areas are cleaned daily, housekeeping does not service guest rooms during your stay.
All private sleeping quarters are located on the second floor requiring guests to navigate stairs.
The nun’s lived modestly which is reflected in the size of our guest rooms.
