Rental Agreement
WAIVER OF LIABILITY FOR HOT TUB AND AMENITIES: Guest
understands that there are special health risks that may be involved in
using the hot tub, as well as safety risks using other areas of the cabin
(fire pit and barbeque as examples). In particular, he or she
understands that there are potential dangers that these amenities may
present to children who are not carefully supervised as well as danger
to any person using the hot tub if a person has health risks, is
intoxicated or using any kind of drugs or medication, or if pregnant. The
hot tub should be kept at a temperature that is less than 104 for
personal safety.
Guest agrees to explain the risks of using the amenities
and hot tub to any guests at the cabin and to be fully and solely
responsible for any accidents, medical conditions or injuries his or her
guests may incur. Guest understands the risks discussed above and
agrees that he or she will assume all responsibility for his or herself and
their guests for the consequences of those risks.
Guest agrees to waive any claim whatsoever against Owner for
accidents, medical conditions or claims arising from his or her own use
or guests’ use of the cabin amenities or hot tub. Guest also understands
and agrees that he or she is responsible and liable and will pay Owner
upon request for any damages that occur to the cabin amenities and hot
tub and its support equipment through his or her own or guests’ misuse
and/or negligence, for example, but not limited to, using the incorrect
detergents in the dishwasher or clothes washer, neglecting to extinguish
all fires in the grill or fire pit, failing to replace and secure the hot tub
cover, walking on or otherwise damaging the hot tub cover, or damaging
the hot tub filtration system with foreign objects, soaps or oils, or
causing excessive water overflow.
Parties
We do not allow parties to be held at our cabins. These include, but are not
limited to, weddings or wedding receptions, spring break parties, bachelor /
bachelorette parties or house parties of any kind. Violation of these policies
will result in the guests being removed from the property without a refund.
Quiet time– 11:00pm to 8:00am
Guests come to Broken Bow for all different reasons. Some come to spend time
with family and friends, fish, hunt, or just to get away from the hustle and bustle
of day-to-day responsibilities. Loud music and elevated noise levels can interfere
with their quality time. Please be respectful and courteous to your neighbors.
House Rules and Helpful Information
Keep the noise levels down as much as possible so that other guests in the
surrounding area can continue to enjoy the tranquility that Broken Bow offers.
Shooting guns, fireworks, or other explosives are strictly prohibited in, on or
around the cabin property. Due to the heavily wooded environment, it is a
fire hazard to allow these activities anywhere in the area. Violation of these
policies will result in the guests being removed from the property without a
refund.
Pets
No pets are allowed at our cabins. This policy is strictly enforced. There will
be a fee of no less than $500 for bringing any pet to our cabins.
Smoking
• Absolutely NO SMOKING is allowed at our cabins. Failure to comply will result
in a $100 per day charge for any additional cleaning needed for removal of smoke
in the cabin. Additional cleaning fee of $100 will also be charged to the credit
card on the reservation for cleaning the cabin grounds of any cigarette butts found
on the property.
Insects, Pests, Wildlife
Due to the location of our cabins in forested areas, there is a strong chance guests
will encounter some type of wildlife, insect or stray animal. Do not feed animals
you may see around the cabin nor permit them to enter the cabin. Do not allow
children to play with, pet or feed any wildlife, insect or stray animal.
Please be mindful that when going outside for a walk or upon entering any hiking
trails, it provides a habitat for all kinds of wildlife as well as snakes, spiders,
chiggers, ticks, ants and many other insects. We encourage you to be vigilant and
hike on the marked trails and we highly recommend wearing closed toed hiking
boots and a generous amount of bug repellent with deet.
A professional pest control specialist treats this cabin for insects every quarter;
however, even with quarterly pest control, spiders, chiggers, wasps and other
insects are present. We cannot guarantee the complete extermination of insects
and pests, as this is common in the area.
We are not responsible for wildlife or animal encounters of any kind. In addition,
White Glove Luxury Cabins is not responsible for any medical bills related to
emergency, doctor or hospital visits, resulting from injuries from encounters with
wildlife, insects or stray animals.
Owner’s Closet
You may notice locked closets and/or cabinets in the cabin. These locked closets
and/or cabinets are for the owner’s private use. Please be respectful of the owner’s

privacy and property. Additional fees will be applied if the locks are tampered
with and the closet and/or cabinets are opened at any time during your stay.
Those Pesky “Do Not’s”
Do not allow children to jump on the beds.
Do not remove any items from the cabin. This includes, but is not limited to,
linens, towels, robes, sheets, pillowcases, blankets or any other miscellaneous
items.
Do not move or re-arrange the furniture. Moving the furniture may result in
scratches to the hardwood floors and other potentially costly damages. If the
furniture has been moved, and related damages have occurred, there will be a
minimum $250 charge, up to the full replacement cost.
Do not bring any rocks into the cabin or up on the patio decking.
Do not cut down or damage any trees regardless of size. There will be a minimum
of $500 charged to the credit card on the reservation for damage or removal of
any trees on the property.
Do not disconnect any electronic devices currently hooked up to the TV. Personal
video games or devices can be plugged into a HDMI input on the back of the TV,
if one is available. If a service call is necessary from tampering with the
electronics, we will charge a $75 service fee to the credit card on the reservation.
Maximum Occupancy
Rates are for up to the Maximum Occupancy. Occupancy is established based on
the cabins sleeping arrangements.
These occupancy limits are set to comply with fire codes and insurance
requirements. Overcrowding is not allowed. Violations of these limits or
overcrowding will result in the guests being removed from the property without a
refund.
Housekeeping
Housekeeping services are not provided during your stay. Guests are responsible
for regular upkeep of the cabin. An additional $100 cleaning fee will be charged
on the credit card on the reservation if the accommodations are left excessively
untidy (such as unwashed dishes, bodily fluids, stains, stained linens or furniture,
etc.).
Electrical / Water / TV and Internet interruptions

If you notice an electrical issue, the GFI switch most likely needs to be reset. On
the electrical outlet, you will notice 2 small buttons between the plugs. Press the
button that says, “reset”. This will most likely solve the issue.
Occasionally, our area experiences electrical, water, Internet, and TV
interruptions, which are out of our control. Although we do our best to assist in
these situations, each service provider is responsible for maintaining these
services. Following are the phone numbers to contact them directly for any
questions you may have:

We apologize for any inconvenience this may cause; however, refunds will not be issued
for utility outages beyond our control.
Air Conditioner / Heater
In the summer, air conditioners are set at 72 degrees when you arrive. If it is
necessary to adjust the thermostat, we would appreciate it if you did not turn it
below 70. If the thermostat is below a certain temperature, the air-handling unit
can freeze up. Please do not run the air conditioner while windows are open.
In the winter, heaters are set to 70 degrees when you arrive. Please do not run the
heater while windows are open.
ATV Riding / RV / Tents
4-wheelers as well as any unlicensed off-road vehicles are not legally permitted
on cabin property or on the county roads that lead to and from the cabins. This is
enforced by local law enforcement officers with a minimum fine of $250 for
violating this law. We suggest you stop by the visitor’s center located at the 259A
Beavers Bend Park entrance for information on where you are allowed to ride
your ATV’s legally.
RV and Tent camping is strictly prohibited and are not allowed on the cabin
property.
Special Amenities / Small Appliances
This cabin is privately owned. The cabin owner provides all the amenities offered
in your cabin. Some may offer amenities that others do not. If small appliances or
items go out, quit working or break, we do not keep a supply on hand, so it will
not be replaced during your stay. It will be up to the cabin owner’s discretion as to
whether or not the item(s) will be replaced. The amenities in each cabin are
subject to change at cabin owner’s discretion.
Refrigerator
House Rules and Helpful Information
Refrigerators are cleaned each time a guest checks out. Once you have placed
your items inside the refrigerator, it will take time for them to get cold, so please
be patient. Do not adjust the thermostat while you wait. Adjusting the thermostat
could cause the appliance to freeze up or not work properly. Do not overload the
refrigerator, as this will take even longer for the items to get cold. We recommend
using an ice chest for your drinks. Keeping the refrigerator doors closed will help
it to reach its optimum temperature levels more quickly.
Charcoal / Gas Grills
Your cabin is supplied with propane for your outdoor gas grill. While using your
gas grill, please make sure you do not leave it unattended. After use, please make
sure you turn the unit off at the main tank. Please do not put charcoal, wood or
use lighter fluid in or around the gas grill.
If your cabin is supplied with a charcoal grill, please make sure you do not leave
it unattended. After use, do not dump hot coals on the ground or in the trash
receptacle as it can start a fire. Make sure the coals are completely extinguished
before discarding and/or retiring for the evening.
Fireplaces
Not all cabins allow guests to use the indoor and outdoor fireplaces. As an
alternative, you are welcome to use the outside fire pit.
If the cabin you are staying in allows use of the fireplaces, do not use the
fireplaces to roast marshmallows, hot dogs or burn trash. Additional cleaning fees
will apply. Do not burn wood in a gas fireplace. This can cause damage to the
cabin and personal injury to yourself and others. Do not use lighter fluid to start
an indoor or outdoor fire.
Cabins equipped with gas fireplaces will be shut off and unavailable for use from
April 1st thru September 30th. These dates are subject to change at management
discretion.
Wood and/or Gas burning fireplaces should never be used while the air
conditioner is running.
Outdoor Fire Pit
We hope that you plan to take advantage of the outside fire pit during your stay.
We do ask that you burn only wood in the fire pit. Do not throw bottles, cans or
trash in the fire. Do not leave the fire unattended. When retiring for the evening,
make sure the fire is completely out. If embers are still burning, put water, sand or
dirt on the embers until they are completely extinguished.
Fires are not allowed on the cabin property unless it is located in the fire pit.
Please follow all safety practices in building a fire in the fire pit. Please note that
it is against the law to leave fires unattended. During times of high fire danger, we
will notify guests, by signage inside the cabin, when outside fire bans are imposed
by the State of Oklahoma. Guests shall be held liable for any damages or injuries
resulting from violating these fire safety rules.
Personal Belongings

It is understood and agreed that neither the cabin owner nor the management
company shall be responsible for any personal property left by any guest on the
premises after check-out. In the event property of the guest is left on the premises,
guests may request owner or owner’s agent, to mail or ship properties back at the
guests’ sole expense plus an additional $25 administration fee. Returning items
will be sent at White Glove Luxury Cabins’ convenience, especially during the
busy season. This could take up to a couple of weeks so we ask that you please be
patient. We will not mail weapons or firearms. In the event that a weapon or
firearm is left at the cabin, we will secure the weapon or firearm until the guest
can pick it up.

Cabins are to be left tidy.
All dishes should be loaded into the dishwasher and started on the ‘normal’ cycle
before you leave the cabin.
Refrigerator is to be emptied of all remaining food items.
Take all trash to the trash receptacles located on the property. Double check that
the lid is secure to keep any wildlife out.
** Important…Please check in and around the cabin property to make sure that
you have packed all the items that you came with and that you are not leaving
anything behind.
Shut and lock all windows and doors and lock the cabin door as you depart.
