Rental Agreement 1. USE OF RENTAL: Our rental units operate for residential use only. Celebrations and events of any sort that involve the presence of more persons in a unit than registered guests must be discussed with owner prior to booking. 2. HEAD GUEST: The person who books the rental unit and signs the rental agreement is responsible for the group's behavior during the stay. The head guest must stay in the property. To prevent fraud, we reserve the right to verify the guest's personal info. If the rental is booked by a third party, such as a corporate rental, we require additional verification of personal and payment information. 3. MINIMUM AGE: You must be 25 years-old or older to book. Guests under age 25 will not be accepted unless accompanied by an adult guardian/parent for the entire course of their stay. 4. GUEST: A guest is any person who sleeps in the rental for 1 night or more. All guests in a party must be listed upon booking. You may change your guest list later, in compliance with the max occupancy for the home. 5. MAXIMUM OCCUPANCY: Tourmaline House: 8 persons. Felspar Townhome: 7 persons. If maximum occupancy is exceeded, owner reserves the right to collect a fine and evict the party. 6. PETS: Up to 2 registered dogs are welcome at the Tourmaline House, with a nightly pet fee. No cats are allowed. Pet fee will be discussed upon booking. Pets are not allowed in the Felspar Townhome. 7. CHECK-IN / CHECK-OUT – Check-in time is after 3 PM and Check-out time is before 10 AM. Early check-in or late check-out requests must be discussed with owner in advance. A government-issued ID and the credit card used at booking must be presented at check-in. 8. NO SMOKING: Smoking is prohibited in our homes, including outdoor areas. A $500 fine applies. 9. QUIET ENJOYMENT: Guests are required to observe regular quiet hours (10 pm to 8 am). Excessive noise in the outside areas is not allowed at any time. No parties / bear-pong / keg parties are allowed. A $500 fine applies for noise disturbance and rowdy behavior. Owner also reserves the right to evict guests. 10. DAMAGE INSURANCE: Damage protection insurance is mandatory for all reservations. We use CSA Property Damage Protection. Guest will be required to purchase the policy online, directly from the insurer. This insurance plan offers coverage to accidental damage to the property. 11. DAMAGE DEPOSIT: An additional $500 refundable damage deposit may be required at the owner's discretion. This deposit will be collected in advance of check-in and is refundable within 7 business days of check-out date. All monthly rentals may require a damage deposit. The deposit terms for monthly rentals will be discussed upon booking. 12. CREDIT CARD AUTHORIZATION: Your credit card will be held as a guarantee for damages to the property not covered by the insurance. 13. DAMAGES: Issues that may result in charges to guest's deposit / credit card include but are not restricted to: replacement cost and service for damage to the unit and its contents, fines for unregistered guests and pets, parties, disturbance in general, smoking, unreasonable maintenance requests, theft, acts of vandalism or negligence. A $50 fine will be accessed for failure to comply with trash pick-up routine. If unit is left excessively dirty, you will be charged for additional cleaning at $25/hour. If charges due to damage occur, guest will be emailed invoices and photos, if applicable. A 6% processing fee will be added to the total. Guest further agrees that charges are final. 14. PAYMENT: An advance payment equal to 50% of the total bill is required upon booking the reservation. The balance of rent is due sixty (60) days before your arrival date. 15. CANCELLATIONS: A sixty (60) day notice is required for a cancellation to be refundable. However, if you need to cancel less than 60 days prior to check-in, refunds will be issued provided that the unit is re-rented. In such cases the amount of the refund will be based on the new rental. Changes in a reservation that result in a shortened stay shall follow the same rules as cancellations. 16. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or deposit and the party will not be permitted to check-in. 17. RECREATIONAL EQUIPMENT: Guest acknowledges that bikes and any recreational equipment provided in the rental are to be used at their own risk, therefore agreeing that owner is not liable for any injury or loss due to renter's use of such amenities. 18. TRAVELERS INSURANCE: We recommend that guests purchase travel insurance for their trip, including cancellation and health insurance, and insurance for their own belongings during their stay. The rental unit's insurance does not cover guest's property. 19. WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.
Payment, Damage Insurance & Cancellation Policy Payment - If booking 60 days or less before arrival, full balance is due upon booking. For all other reservations, we require 50% of the total upon booking and the balance 60 days before arrival.
Damage Insurance - A $59 policy that covers accidental damage up to $1,500 is required. You will receive a link to purchase the insurance after booking a reservation. Cancellation - Full refunds for cancellations requested with 60 days notice or more. If you wish to cancel with less than 60 days notice, refunds will be issued provided that the unit is re-rented. The refund will be based on the dates re-rented. Changes in a reservation that result in a shortened stay follow the same terms.
