Reservation Policy RESERVATION POLICY: As a deposit, we will charge your credit card one night's rate when your reservation is confirmed. If you are reserving less than seven days prior to your arrival, the full amount will be charged when the reservation is confirmed.
Please note: The balance due will be charged to your credit card seven days prior to your arrival; Full payment for Special Events/Holidays, Mardi Gras and Jazz Fest, and when booking all three rooms is required one month in advance of the arrival date.
Please note: This is our home. There will be no refund if you are asked to leave the premises for violation of any house rules or for conducting yourself in a way that is illegal or that interferes with the comfort or enjoyment of other guests. We reserve the right to refuse or terminate accommodations to anyone.
ARRIVAL TIME: Please specify an arrival time as realistic as possible. We are not a hotel and are not available 24/7. Normal check-in/check-out times are 3:00 p.m./11:00 a.m. We cannot guarantee we can be available for check-ins later 9:00 p.m. While we will do our best to accommodate you, we cannot always be available if you arrive earlier or later than you originally informed us. We ask that you update us with your arrival time at least 48 hours in advance.
LOST KEYS/DAMAGES: Any lost keys, or keys not left at departure and not returned in a timely manner will incur a $25 replacement fee. Any damages to the premises and property--including furnishings, appliances, artwork, linens, bedding, etc.--will incur a fee for repair or replacement at repair or replacement value. Any fees incurred will be charged to the credit card used for your reservation or such other remuneration agreed to.
OUTSIDE GUESTS: For your safety and house security, we do not permit unregistered guests in the rooms and especially not to stay overnight. If you invite friends over, please let us know first and be sure they understand you are staying in a bed and breakfast where there are other guests and owners living on the premises.
SMOKING POLICY: All guest rooms and indoor areas of the house are non-smoking. Smoking is permitted on the deck and in the yard as long as it does not interfere with the enjoyment of our other guests. Burning candles or incense in guest rooms or common areas of the house is prohibited.
PETS AND CHILDREN: Sorry, no pets allowed. Families with children 13 or older are welcome. Children younger than 13 may be allowed if the group is booking all three rooms.
BREAKFAST: A continental breakfast is available each morning from 8:30 am to 10:30 am.
For those not familiar with staying at a B&B, we are not a hotel. Although we live on the premises, we are not available 24/7. It's a lot like staying at a friend's home. Just as a friend lets you make your own bedâ€â€if you choose toâ€â€we leave it up to you. We ask our guests to reuse towels and washcloths during their stay, like they would at home, unless they're here for six or seven days. For many of our guests, this is the enjoyment of staying in a B&B rather than a hotel: it's like staying with friends.

Cancellation Policy If your reservation is canceled by 6:00 p.m. Central Time at least seven days prior to check-in date, we will refund your deposit, minus a $25.00 cancellation fee. Your deposit will not be refunded if cancelled after that time. The entire stay will be charged to your credit card for cancellations made seven days or less prior to arrival, unless we are able to re-book the room. There is no credit for late arrivals or early departures. For Special Events/Holidays, Mardi Gras and Jazz Fest, and when booking all three rooms where full payment is required at least one month in advance of the arrival date, there is no refund for cancellation less than one month, unless we are able to re-book the room(s).
Reservations are non-transferable.
