Rental Agreement We have established the following policies in order to provide you with the finest possible setting for your personal or business retreat.
MINIMUM STAY:
A two-night minimum stay is required. (During the Winter we may allow 1 night stays, please call 607-569-3767 or email blacksheepinnandspa@gmail.com to inquire.)
CHECK-IN / CHECK-OUT:
Check-in is between 4 PM and 8 PM. Check-out is at 11 AM. Advanced notice of late check-in is required, and late check-out may be accommodated with an additional $30 charge. No check-ins are accepted after 10 PM unless prior arrangements have been made with the Innkeepers. All room rates are subject to an 8% New York sales tax and 4% county lodging tax. We reserve the right to change room assignments when necessary, provided that the new room assignment is equal to, or an upgrade from, the original room requested.
DEPOSITS:
A 50% deposit of the total reserved stay, including tax, will be required in order for you to guarantee your reservation. Once we have your deposit, your reservation will be confirmed to you by email, and your booking becomes guaranteed. The Black Sheep Inn accepts Visa, Mastercard, American Express, Discover, check, and cash.
CANCELLATIONS:
We do not offer refunds if you cancel your reservation.
If you cancel with a minimum notice of 2 weeks before the start of your reservation, then you will receive credit for those payments made. You may use that credit toward a new reservation within 18 months of your original stay.
If you cancel within 2 weeks before the start of your reservation, but not on the day of, then we will keep your deposit; no credit is given for future stays.
If you cancel the same day or do not show, we will charge you for the balance of your scheduled stay. No credit for future stay will be given.

In the rare event that we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control. Our liability to you is therefore limited to refunding any payments you've already made to us. MISCELLANEOUS: The Inn is not responsible for loss of any valuables.
The Inn and the grounds in which it sits are a smoke-free environment. Smoking within the Inn is considered as damage, and therefore a cleaning fee of $250 will be assessed. No candles or incense are permitted anywhere in the Inn.
We ask that you limit your consumption of food within the guest rooms. However, we are pleased to offer plates, flatware, napkins, and more for your use and enjoyment in any one of our many common spaces, both indoors and out. We would appreciate your assistance in maintaining the integrity of the Inn so that you and our other guests may enjoy the best that we have to offer. Any damages to the Inn are the responsibility of the guests involved and will be assessed accordingly.
Room rates are for double occupancy. Any additional guests in a room are subject to an additional charge of $75 per person, per night plus associated taxes. Please note that not all of our rooms are able to accommodate more than two people so please call before booking to discuss your requirements. As this is a historic property, we regret that we are not able to provide disabled access. We welcome children over 12 years old at the Black Sheep Inn.
The Inn, its grounds, and all of our guest services are strictly for the enjoyment of Inn guests. You will need prior approval from the Innkeepers should you wish to invite friends or family to the Inn who are not Inn guests. All social gatherings will need to end no later than 10 PM, or at the Innkeeper's discretion.
All policies are subject to change without notice, and we reserve the right to refuse service to anyone.

Conserving Water
As most of us are not accustomed to changing our bed linens daily at home, we have adopted a similar philosophy here at the Inn. We strive to conserve water by extending the time frame in which we change bed linens from daily to twice weekly (for extended stay). If, for some reason, you would prefer fresh linens every day, we would be happy to accommodate this request for an additional fee. Similarly, we will restock your bathroom with fresh towels upon request but do encourage our guest's participation in water conservation by hanging up wet towels to dry for use the next day.
Conserving Energy
It is our goal to provide you with the safest and most secure environment possible. You will always find sufficient lighting in all of the common areas, but you can greatly help us to achieve this goal by turning off any lights or fan units before you leave your room for the day.
We welcome any suggestions that you may have that might make your next stay more relaxing and comfortable.
