A 50% deposit is required upon booking. The balance on your reservation is due 48 hours prior to your arrival date. By completing your booking, you authorize Autumn Ridge Cottages to automatically charge the balance due on your reservation. Bookings under 2-nights stays are subject to a $50 surcharge. A 3-night minimum stay may be required on certain holiday and special event weekends.

You will receive a 10-digit door code to enter your cottage, 7 days prior to your arrival. Instructions to change your door code to a personal 4-digit code are located inside our Welcome Books. Front doors will lock automatically. If you are locked out of your cottage, use the Ring Doorbell to contact the owners for access or call 540-463-3387.

CHECK-IN TIME: After 3 pm
CHECK-OUT TIME: 11 am (Late checkout option available)

Our cottages are designed for a maximum of 2 adults. Outside visitors are not permitted overnight. In order to maintain our high standard of cleanliness we have a NO PETS Policy, with the exception of Service and Support animals. Unauthorized Pet Fee is $100. All Service and Support animals must receive authorization by management prior to your stay. Unregistered Service and Support animals will incur a $40 per night Pet Fee.

NO SMOKING IS PERMITTED INSIDE COTTAGES.
Post Checkout Fees may apply for damages when guests do not abide by posted policies.

PRIOR TO 14 DAYS of your stay will receive a full refund less a $65 Cancellation Fee.
WITHIN 14 DAYS of your stay will receive a gift certificate for your deposit less a $65 Cancellation Fee. (Gift certificates are valid for 2 years from the date of cancellation)
WITHIN 72 HOURS of your stay will forfeit any deposits or gift certificates already redeemed.
LESS THAN 72 HOURS of your stay will be charged the full amount.

SEVERE WEATHER POLICY
In the event the weather forecasts indicate an imminent threat or strong chance of severe weather, we reserve the right to:
(1) Cancel your reservation should you be scheduled to arrive on or before the day of the weather event is predicted to occur.  In this case we would hope to reschedule your visit to an alternate date.  If an alternate date is not feasible, you will be refunded in full. 
(2) Request you vacate the cottage as soon as possible to prevent you from being stranded and unable to get out.  You will be refunded in full for any unused portion of your stay. 
In all cases there will be no financial penalties. This policy applies mostly to inclement winter weather.  However, it also applies to any other types of severe weather events.
