Rules about being a good Tybee neighbor. MY BEACH HOUSE has a 7 night minimum and rents Friday to Friday in high season due to the pool and hot tub maintenance schedule. Your pool and hot tub will also be sparkling clean for you as it will be serviced on all Fridays.
2 vehicles for each property. Ask if more are needed.
Occupancy and # of cars is limited to the maximum # indicated on website and in confirmation email for each house. If occupancy and # vehicles exceeds allowed numbers your credit card may be charged up tp 500.00 and all rental fees will be forfeited and Lessees will vacate property.

14% tax is charged on all mandatory fees including pet and booking/cleaning fee and damage deposit waiver.
Plus $5 per night State of Ga hotel motel tax
The balance of the rental fee is due at least 31 days prior to your arrival, at which time I will email the combination to the Key Box on your house along with directions, check-in and check-out times and my favorite restaurants. You will also receive an email with a copy of this agreement which must be signed and returned to MBHR by guest.

Lessee shall not damage the premises during the lease term, including pipes, wires, glass, plumbing, fixtures and other equipment. Lessee will leave premises in clean condition upon departure i.e. dishes clean, trash removed, all furniture returned to its original location, excess sand/pet hair swept up. All Dog droppings and Cig butts removed from yard if applicable.

The 59.00 Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000. Any damages that exceed $3000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy (www.vacationrentalinsurance.com/10sdi ). The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly My Beach House Rentals LLC any amount payable under the terms and conditions of the Security Deposit Protection. You have the choice of paying the $59 Damage deposit waiver or opting to pay the $300 refundable damage deposit.

Non-disturbance clause: Be a good neighbor. City of Tybee Ordinance: Quiet after 10pm.

Check-In/Check-Out Times: To guarantee our guests a sparkling clean house and to avoid delays, we ask that all guests abide by our Check-In Time of 4:00 pm EST and Check-Out Time of 11:00 am EST. We CANNOT guarantee early check-in or late check-out requests. If your house is ready before 4pm we will try to let you know. Please advise if interested. Your Cleaning service needs plenty of time to clean .

Parties: No house parties are allowed in any of the rental units. We reserve the right to charge your credit card up to 500.00 and terminate occupancy without refund should this occur. Due to safety concerns, no fireworks or grilling is allowed at any of MBHR properties.

Smoking: All of My Beach House Rental Properties are non-smoking properties. Although, smoking is permitted outside except for deck and porches. . If there is evidence of smoking in the house, a $200 ionization fee will be charged to credit card. $200 fee if butts are found in the yard.


Pet Rules: Dogs are welcome at My Ocean Villa I only. Well-behaved dogs are allowed to bring their well-behaved owners,. Please do not allow your pet to dig holes in yard. Pets are not allowed on furniture or in beds or on Tybee beach. It is difficult to remove pet hair from upholstery. Please remove pet poo from yard. Place in outside trash can after bagging. No bathing of pets in house. Will clog drains. No scratching on doors, furniture, screens, etc. Credit card will be charged up to 500.00 if pet rules are not followed. Use pet towels for sandy paws, not people towels. Remove all pet droppings from yard area. Pets must be crated if left alone. Two nice dog parks and many restaurants welcome dogs outside and so nice to walk throu* the wonderful beach neighborhoods. We do love dogs on Tybee but just not in the beach.

Trash pick-up: City of Tybee provides trash pick up once a week. Please leave trash can on the street and remove trash from house periodically so trash does not build up inside and cause a pest problem.

While our goal is total accuracy, My Beach House Rentals is not responsible for changes made or inputting errors. Taste, style and quality vary. We make every effort to relay information via pictures, descriptions and relative pricing. Descriptions are subject to change without notice and rates subject to change until confirmed.

Indemnification: Guests agree to indemnify and save individual homeowners, My Beach House Rentals and its employees, free and harmless for any liabilities or any loss or damage whatsoever arising from, related to, or in any connection with the rental of the premises, including but not limited to, any claim or liability of personal injury or damage or loss of property which is incurred or sustained by a guest or of guests of guest. My Beach House Rentals is not responsible for items left behind but will make every effort to locate and return to you. There is a minimum 45.00 charge for returns plus postage and packaging.

If there is an obvious online quote error, website owner reserves the right to correct.


Cancellation Policies and Fees
Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy the Rental Property My Beach House Rentals must be notified as soon as possible. We require all cancellations be in writing for your protection/ email.
In order to avoid any ill feelings My Beach House Rentals recommends Trip Insurance Carrier of your choice) since no refunds can be made for a cancellation for any reason including mandatory evacuation.

Please note: If you have purchased Trip Cancellation insurance at the time of making your reservation please refer to your policy for instructions on recovering your loss due to cancellation. In no event shall Guest assign or sublet the Rental Property in whole or in part without consent of MBHR.


Refunds
The Rental Agreement is a legally binding agreement between Guest, My Beach House Rentals and the Property Owner. Your reservation and signed Rental Agreement bind you to a specific property for a specific period of time. There should be no expectation of refunds or relocation because you are disappointed with the property you have rented or in the event that something associated with the property is not working to your satisfaction. Unlike a hotel, we cannot relocate you without specific authorization from the Property Owner. We will make every attempt to correct any problem that arises during your stay in a timely manner. There will be no refunds for mechanical failure of amenities such as air conditioner, TV, dishwasher, washer/dryer, or other luxury items.

CSA also offers a "cancel for any reason" insurance plan. Please ask.


Cancellation Policies and Fees
Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy the Rental Property, My Beach House Rentals must be notified as soon as possible. We require all cancellations be in writing for your protection. Please note that we offer two types of travel protection through CSA. One is for a "covered trip" and other is "cancel for any reason". Therefore,My Beach House Rentals is not able to issue refunds for cancellations. You are responsible for full payment of your reservation.

My Travel Insurance
My Beach House Rentals has contracted with CSA, Inc 1-800-554-9839 in order to offer you trip cancellation insurance to protect your vacation investment against hurricane evacuations, injury, sickness, job loss*, or death and other unforeseen covered circumstances, which could cause cancellation of confirmed reservation and forfeiture of payments. The optional trip cancellation insurance cost is 6.5% of the total Reservation charges and is automatically included in the Total Balance Due on the Reservation Confirmation and can be purchased either at the time of making the reservation or prior to paying your Final Balance. Payment for the plan will not be accepted after My Beach House Rentals has received your Total Balance Due. Please realize that not choosing trip insurance on Rental Confirmation, and by not paying premium, indicates decline of optional trip cancellation insurance. We recommend that all Guests purchase this coverage for added financial protection in cancellation situations where we are unable to refund payments. You will have 10 days from the date you receive the trip cancellation policy to review the policy and cancel, in writing, if you do not elect to purchase this coverage. Refunds and coverage issues will be based and determined solely by CSA Inc. and the existing policy will be issued to Guest if coverage of this insurance has been elected upon making reservation.
