Rental Agreement

CHECK IN & CHECK OUT:
Guests arrive after 4pm on the first stay of your scheduled stay. Guests must be checked out by 10 AM the final day of stay. Occasional check in delays may occur if guests arrive earlier than 4 PM during peak season.
CLEANING SERVICE:
There is no cleaning service during your stay. There is no city trash pick up. Please place trash in bags and remove to Escalante City trash receptacles.
CHECK OUT:
YOU ARE REQUIRED to leave the property in the same general condition as it was when you arrived. Soiled dishes should be placed in the dishwasher and started on the wash cycle, ALL TRASH must be BAGGED and REMOVED from the CABIN, and taken to city trash receptacle.
Sheets must be removed from the beds, towels collected and placed in the laundry room and the home generally picked up and ready to be cleaned.
MINIMUM TIME OF STAY REQUIRED:
3 consecutive nights is the minimum time of stay required for guests booking Red Rock Ranch Escalante Cabin.
DEPOSIT POLICY:
50% of the entire stay will be charged upfront, at the time of booking, with the remaining 50% billed to your card on file 30 days prior to the reservation.
PET POLICY:
We do NOT accept pets. If this policy is violated, you will be assessed a $200 cleaning fee, and will be asked to leave the property immediately.
DAMAGES & LOSSES:
Any damages, losses (includes theft of Red Rock Ranch Property) or excessive cleaning charges incurred by you or your group will be billed to your credit card.
SMOKING POLICY:
Our property is NON SMOKING. This includes E cigarettes/vaping. The Red Rock Ranch Cabin is not to be used for parties or group gatherings. We will charge a minimum of $150.00 for violating our policy.
MINIMUM BOOKING AGE & GUEST OCCUPANCY LIMIT:
Maximum guest limit is 12 occupants for overnight stays. Guests must be 25 years of age or older to reserve Red Rock Ranch Cabin and occupy the unit every night during the entire scheduled stay. No keys or codes will be issued to anyone who does not meet the age requirement.
VEHICLES:
NO RV's may be parked or placed on the property at any time during your stay. No motorcycles/ATV's may be used on the property at any time.

**Any misrepresentation or breach of any of our policies may result in the cancellation of your reservation with no refund. The Red Rock Ranch Escalante Cabin is privately owned and we reserve the right to refuse service to anyone.

NOTICE: We are NOT responsible for any and all accidents or injuries to our guests during your stay here at the Red Rock Ranch Escalante Cabin. We are also NOT responsible for any loss of money, jewelry, or any valuable of any kind.

Privacy Policies: Red Rock Ranch Escalante Cabin takes every precaution to protect our guest's information. When guests submit sensitive information via the website, the information is protected both online and offline. When our registration/order form asks a guest to enter sensitive information, such as a credit card number, that information is encrypted and is protected with the best encryption software in the industry - SSL. Our servers encrypt all of your personal information including: credit card number, name, and address so it cannot be read as the information travels over the Internet. While on our secure-page reservation order form, the green or yellow lock icon (found on the top left of the web page, at the beginning of the URL or website address bar) on web browsers like Google Chrome, Firefox and Internet Explorer becomes locked, as opposed to unlocked, or open, when you are just "surfing". The locked icon always tells a user they are on a secure page. You will also know your connection becomes secure during the checkout process by seeing the "S" for "secure" in HTTPS://... in your browser's address block.

While we use SSL encryption to protect sensitive information online, we also do everything in our power to protect our guest's information off-line. All of our guest's information, not just the sensitive information mentioned above, is restricted in our offices. Only employees who need the information to perform a specific job (for example, our billing clerk or a reservation specialist) are granted access to personally identifiable information. ALL employees are kept up-to-date on our security and privacy practices. Every quarter, as well as any time we add new policies, our employees are notified and/or reminded about the importance we place on privacy, and what they can do to ensure our guest's information is protected. Reserving a room at Red Rock Ranch Escalante Cabin is absolutely safe. We guarantee, with each purchase you make, any personal information you provide is secure. Under the Fair Credit Billing Act, your bank cannot hold you liable for more than $50 of fraudulent charges. In the unlikely event you are subject to fraudulent charges, as a result of making a reservation through our website, we will cover your liability up to $50. This applies ONLY if the unauthorized use of your credit card resulted through no fault of your own while using the booking engine's secure servers AND providing you notified your credit card provider in accordance with its reporting rules and procedures.
