Rental Agreement and Rules of Stay
This Short-Term Rental Agreement is made by and between Pfanny’s Farm, Inc. and “Guest” as of the last date set forth in your online booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Mrs. Pfanny’s Garden Cottage is located at 86765 Hwy 81, Randolph, NE 68771
*Please note…we are a WORKING FARM-please do not expect a Better Homes & Gardens setting ;)
The Cottage is furnished and includes a queen bed, twin bed, shower & restroom, refrigerator, convection oven, and microwave. It also includes an outdoor propane grill and miscellaneous items like: towels, linens, kitchen utensils and cookware. Shared amenities include the hiking trail, Binzebo area, and the fire-pit.
2. Rental rules
a. Respect the serenity of the area and the neighboring guest sites. Keep noise to a minimum. Quiet time is between 10 p.m. and 8 a.m. (although our roosters are not rule-followers!).
b. Smoking is prohibited on the entire property.
c. Fires are ONLY to be burned in the outdoor fire pit*. Take all caution in dowsing the fire when you are finished. Obey all fire ban notices.
d. Only registered guests are allowed on the property, unless permission is granted by the owners.
e. Pfanny’s Farm, Inc. is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
f. Keep the property and all furnishings in good order and in the places they were at the beginning of your stay.
g. Only use appliances for their intended uses.
h. Pets and service animals are absolutely not allowed in Mrs. Pfanny’s Garden Cottage due to health issues of the owners.
i. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
j. Mrs. Pfanny’s Garden Cottage is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. No feminine products should be flushed at any time. Even “flushable” wipes will damage our system. DO NOT FLUSH anything other than toilet paper and human waste.
k. Do not leave children unattended.
l. Know that any food left unattended outside may be enjoyed by our free-range residents (currently Beau, the Corgi/Australian Shepherd, and various cats, chickens & ducks) and assorted wildlife visitors (birds, mice, raccoons, coyotes, insects, etc.).
m. Follow proper check-out procedures as outlined below.
n. In consideration of our other guest’s privacy, no drone operations allowed except with the direct approval of Homeowner.
3. Rental Rate & Fees
a. With a queen bed in the loft, and a twin bed on the main floor, Mrs. Pfanny’s Garden Cottage comfortably accommodates three people. However, we will allow up to 5 as long as you don’t mind being cozy! If you would like to bring an air mattress, we will be happy to provide extra queen-size bedding.
b. Please refer to your reservation for accurate fees & charges.
c. The credit card used for your reservation will be kept on file and used additionally to recover loss or damage as noted below:
i. Damage or loss of property to the property or furnishings;
ii. Dirt or other mess requiring excessive cleaning; or
iii. Failure to check out in a timely manner or to follow “check out” routine as provided by the Homeowner
iv. Any other cost incurred by Homeowner due to Guest’s stay.
*If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately*
4. Nebraska Agritourism Notice
WARNING-Under Nebraska law, an owner of property, including lands and waters, is not liable for injury to or death of the participant in agritourism activities or damage to the participant’s property resulting from the inherent risks of such activities. Inherent risks include, without limitation, the risk of animals and land and water conditions, the ordinary dangers of structures or equipment ordinarily used in farming or ranching operations, and the potential for you or another participant to act in a negligent manner that may contribute to your own injury or death. You are assuming the risk of participating in the agritourism activities for which you are entering the owner’s premises.
5. Check in/Check out
Check in: 3:00-9:00 p.m.
Please text us at 402.360.4064 when you are about 30 minutes from arrival so we can watch for you.
We do a “meet & greet” check-in so we can explain a bit about the property.
We respect your privacy, but are also open to visiting for a while too
We do not turn on the yard light so our guests can enjoy the dark skies. We request that you check in before 9 p.m. and appreciate your arrival during daylight hours so as not to disturb our other guests. If you run into problems and cannot avoid it, please text us at 402.360.4064 to request a late check-in.

You’ll notice that, unlike many other short term rentals, we do not charge a cleaning fee.
Please help us keep costs down by completing a couple of small “chores” before you leave.
1. We ask that you strip the beds and leave used towels and bed linens in the laundry basket that you will find at the top of the stairs.
2. Wash all dishes and leave them on the counter to dry. We’ll put them away when we inventory the kitchen ware.
3. Gather all the trash and leave it in a tied bag near the door…INSIDE the Cottage please

The more notice you can give of a cancellation, the better the chance we have of rebooking.
Full refund (*refund minus credit card processing/service fees*) for cancellations up to 30 days before check-in.
If booked fewer than 30 days before check-in, full refund (*refund minus credit card processing/service fees*)
for cancellations made within 48 hours of booking AND at least 14 days before check-in.
After that, 50% refund (*refund minus credit card processing/service fees*) up to 7 days before check-in.
If guests cancel with less than 7 day's notice, there will be no refund.
