Terms and Conditions RESERVATION DATES AND RATES Please verify your reservation, property, booked unit, rate type, and selected dates.
CHECK-IN Time From 4:00 PM, the guest acknowledges and accepts that the official check-in time is from 4:00 PM onwards. However, we offer the option of early check-in, subject to availability and the following charges:
- From 10:00 AM to 12:00 PM: $60. - From 12:15 PM to 2:00 PM: $45. - From 2:15 PM to 3:30 PM: $30.
These charges will be applied to the credit card during the check-in process, upon your arrival at the hotel. The availability of early check-in is subject to hotel capacity and may vary depending on occupancy.
For the convenience and satisfaction of our guests, starting from 1:00 PM, we offer the opportunity to enjoy our facilities at no additional cost. This provides full access to all common areas and services available at the hotel. We also provide a luggage storage service at our offices for your convenience. Please contact us in advance to verify the availability of early check-in and make the necessary arrangements.
CHECK-OUT Time The check-out time is set until 11:00 AM. However, we value your comfort and offer you the opportunity to enjoy our facilities at no additional charge after check-out. We invite you to use the social area, which includes the bar area, dining area, pool, outdoor shower, bathrooms, direct access to the beach, and parking facilities, as well as the option to store your luggage in our offices until 1:00 PM.
We also offer, subject to availability and the following costs, the Late Check-out service: - From 11:15 AM to 1:00 PM: $30. - From 1:15 PM to 3:00 PM: $45. - From 3:00 PM to 5:00 PM: $60. These additional costs will be automatically charged to the credit card used for your reservation, as you accepted these terms and conditions. Starting from 11:15 AM, if there has been no communication from the guest, $30 will be automatically charged to their credit card, and so on every 2 hours, without the need for the front desk staff to physically process the payment.
We reserve the right to enter the room starting from 11:15 AM to begin cleaning and preparing the unit in case of unavailability or non-payment.

SECURITY DEPOSIT Upon check-in and acceptance of the accommodation's terms and conditions, the guest agrees to a security deposit of $500 USD on their credit card. This amount corresponds to the total stay, including taxes and additional charges. The hotel will hold this deposit until check-out, when it will be refunded, deducting any charges for additional services or damages to the room or hotel property.
The purpose of this security deposit is to ensure compliance with hotel policies and cover any additional expenses during the stay. In the event that no charges or damages occur, the deposit will be fully refunded to the guest upon check-out.
It is important to highlight the guest's responsibilities during their stay:
1. Care of the Accommodation: The guest agrees to use the facilities and furniture of the accommodation in an appropriate and careful manner, avoiding any acts that may cause damage. In the event of damages exceeding normal wear and tear, the guest will be responsible for covering the necessary expenses for repair or replacement.
2. Compliance with Rules: The guest must respect all establishment rules and regulations, including those related to the use of common areas, noise, and parking, among others. Any violation of these rules may result in additional charges or even early termination of the stay without refund.
3. Maintenance of Order: The guest is requested to keep the accommodation tidy and in appropriate conditions during their stay. This includes not moving or removing furniture and returning all keys at check-out to avoid additional charges.
4. Use of Towels and Personal Items: Towels and other items provided by the establishment should be used exclusively for their intended purpose. The guest is requested not to place towels or garments on handrails or make them visible from other areas of the complex.
5. No Smoking Policy: Our facilities have a strict no-smoking policy. The guest agrees to comply with this policy and smoke only in designated areas outside the accommodation. In case of non-compliance, a minimum charge of $250 will be applied for each instance of smoking inside the accommodation.
6. Additional Charges: All additional charges incurred during the stay, including additional services, damages, or key loss, will be charged to the guest's credit card and/or Security Deposit. These charges may be processed up to 15 days after check-out.
PROHIBITIONS ● The social area as well as the pool is subject to consumption at O.B. Lounge Bar. ● Groups of more than 4 people requiring the full use of the social area are subject to rental and corresponding costs: $50/2 hours ($15 per additional hour). ● Glass around the pool area. ● Moving outdoor furniture from the social area or pool is subject to rental and corresponding costs: $100/2 hours ($35 per additional hour). ● Unsupervised children. ● Unsupervised pets or pets inside the pool. ● Smoking inside the unit/property (Cleaning fee of $300 will be charged for each smoking violation). ● Loud music. Note: Please be aware that failure to comply with the mentioned prohibitions may result in additional charges as well as the risk of forfeiting your reservation and any payments made. Any cost associated with a prohibition that is not specifically indicated with a designated fee may incur a charge of $100.
ACCEPTANCE OF PROHIBITIONS By checking in and accepting the terms and conditions of the accommodation, the guest acknowledges and agrees that any violation of the mentioned prohibitions may result in automatic charges to their credit card or deposit. The guest accepts that the corresponding payment for violating the prohibitions will be deducted automatically from their credit card or deposit.
The aim of these prohibitions is to ensure a pleasant and safe environment for all guests. It is essential to comply with these rules in order to maintain the quality of our facilities and protect the well-being of our guests.

CLEANING SERVICE The properties will be delivered to the guest in a clean, disinfected, and sanitized condition.
Daily delivery of clean towels and weekly delivery of clean sheets will be provided under the following conditions: The guest must place used towels and sheets in the designated baskets located outside the unit and notify the Guest Services staff through the contact number +507 6479-9595.
If additional cleaning services are required, the guest must request it at least 24 hours in advance via WhatsApp to the Guest Services staff using the number +507 6479-9595. The cost of the additional cleaning service will be $30 for the first hour and $10 for each additional 30 minutes. Additional cleaning will be carried out without guests present inside the unit.
GENERAL CLEANLINESS The facilities must be kept clean, and there should be no unsafe or unsanitary conditions. The accumulation of garbage or waste in or near the facilities is not allowed. Care must be taken not to damage the furniture with dirty or wet clothing, bathing suits, tanning lotion, or sunscreen. Sunscreens stain leather and fabrics.
KEYS The keys provided are the exclusive property of 4rentpanama.com S.A. There will be a minimum charge of $150.00 (one hundred and fifty US dollars) for the replacement of each lost key.
MAXIMUM OCCUPANCY All individuals staying in a vacation unit must be registered as guests. Exceeding the total number of guests in your reservation and/or the maximum number of guests allowed per property at check-in may result in immediate termination without refund and/or a fine of $500/night per additional person, plus any costs incurred by the company and/or the property owner as a result of this violation, excessive wear and tear of the property, additional cleaning, and damage to the property and/or surrounding properties.
CHILDREN Children under 12 years old are considered minors. Infants are under 2 years old. All children and infants must be supervised. The guest is fully responsible for the safety of children and infants.
PETS 1. Acceptance and Payment: The presence of pets on the premises is only allowed upon express acceptance of our Pet Policy and payment of the corresponding fee at the time of check-in. The pet owner must pay an additional charge per animal per night of stay.
2. Owner's Responsibility: The pet owner assumes full responsibility for any damage or harm that may be caused by the pet during their stay on our premises. In the event of damage, the animal's owner will be responsible for covering the necessary repair or replacement costs.
3. Pet Policy: The pet owner is required to comply with our Pet Policy, which is detailed and available at the following link: [https://forms.gle/YxoZQBLudzhk5wZj6].
4. Specific Conditions: The pet owner must follow the instructions and restrictions specified in our Pet Policy, including the maximum allowable size, accepted pet types, and any other rules established to ensure the comfort and safety of all guests.
5. Liability Waiver: The company is not liable for any injuries or damages caused by the guest's pet to third parties or other pets, nor for any incidents related to the pet during their stay on our premises.
6. Legal Compliance: The pet owner agrees to comply with all local laws and regulations related to the care and ownership of pets, including the submission of required documentation, such as updated vaccination certificates, if requested.
7. Termination of Contract: In the event of non-compliance with our Pet Policy, any damage caused by the pet, or any disturbance caused to other guests, we reserve the right to request that the pet owner vacate our premises without any right to a refund.
EVENTS Weddings, receptions, events, meetings, or parties of any kind are not allowed on the property or in open areas without prior written consent from 4RENTPANAMA. Events require a separate Event Agreement and Event Fees. 4RENTPANAMA has the right to inspect the property at any time during your stay to ensure compliance with this provision. This policy is strictly enforced. 4RENTPANAMA reserves the right to cancel the reservation and request that guests vacate the premises without a refund if the terms and conditions are violated at the discretion of 4RENTPANAMA. ALL violators are at risk of losing their security deposit, rental fees, being evicted, and facing financial penalties.
MINIMUM STAYS During certain dates or seasons, minimum stay requirements may apply to book our facilities. This means that a minimum number of nights must be met to enjoy the stay. The guest acknowledges and understands that they must comply with these established minimum stays during the corresponding dates or seasons.
INTERNET ACCESS While internet service is provided in all properties, 4RENTPANAMA does not guarantee connectivity or equipment. 4RENTPANAMA does not offer internet support beyond providing access or login information. Any internet connection or equipment failure is not grounds for a full or partial refund.
FALSE RESERVATIONS Any reservation obtained under false pretenses is subject to the loss of prepaid payment, deposit, and/or rental funds, and will not be allowed to check-in.
USE OF FACILITIES The provided facilities are strictly intended for residential purposes, and no commercial use is permitted. The number of overnight guests must correspond to the agreed upon, previously declared, and registered number in the ONLINE CHECK-IN process. The use of the facilities in a manner that generates noise, including loud music, which may disturb neighbors or disrupt their tranquility, is prohibited. Additionally, it is strictly forbidden to harass or disturb neighbors in any way.
A quiet period is established in all properties from 10:00 PM to 8:00 AM. The guest agrees to comply with this rule. In the event of a police visit or multiple noise complaints, an additional fine of $300 (three hundred US dollars) will be applied, in addition to the total amount paid for the rental. These circumstances may lead to the immediate request to vacate the reserved property, without the right to a refund of previously paid amounts with the reservation.
Complaints are considered any communication received by the guest service team, calls made by neighbors, calls from security guards, or visits by law enforcement authorities. By accepting these terms and conditions, the guest acknowledges and agrees that non-compliance with these provisions may result in the early termination of their stay and eviction from the premises.
The guest declares their full agreement to vacate the premises in the event of a situation that constitutes a violation of the aforementioned terms and conditions.
This clause is an integral part of the terms and conditions of facility use and is considered binding for all parties involved.
SUPPLIES A startup service package is included for our guests, which includes dish soap, toilet paper, paper towels, coffee, tea, and sugar for the number of people in the reservation. Any supplies beyond the initial startup service package provided by 4RENTPANAMA must be provided by the guest. For health and safety reasons, any leftover food, condiments, etc., from previous guests are discarded. All other necessary household and kitchen supplies will be the responsibility of the guest. Clean sheets, bath towels, and pool towels are provided for the number of occupants.
GARAGE OR PARKING Most properties have parking spaces available; some private houses have additional parking spaces. If you require more than 2 parking spaces, please contact us to make arrangements.
POOL AND SURROUNDINGS Regular pool cleaning, maintenance, pest control, and upkeep of the surroundings may occur during your stay. These services are necessary to keep the properties in operation, so we kindly request that you do not interrupt these services.
INSURANCE Personal belongings are not insured by 4RENTPANAMA. 4RENTPANAMA is not responsible for any loss or theft inside or outside the unit. The guest agrees that neither the agent nor the owner will be held liable for any loss of personal belongings, illnesses, or injuries. It is recommended to purchase vacation insurance.
SITE CONDITIONS AND NOISE 4RENTPANAMA.com S.A. and the owners are not responsible for events beyond their control that may interfere with the guests' occupancy, such as acts of God, government actions, fires, strikes, wars, weather conditions, noise from pool areas or nearby construction sites. 4RENTPANAMA.com S.A. manages the individual property but does not control the homeowners' association, complex management, neighborhood management, or the neighborhood itself. There are circumstances related to the management of complexes, pool maintenance, unplanned water outages, power outages, noisy neighbors, or community events that are beyond the control of 4RENTPANAMA. Neighbors do not communicate their future actions to the owners or 4RENTPANAMA.com S.A., whether they decide to legally build, renovate, or make changes to their property. These circumstances or events are not eligible for compensation or within our control.
UNFORESEEN CIRCUMSTANCES The guest understands that in the event the vacation property has been sold by the owner or there are UNFORESEEN CIRCUMSTANCES (e.g., natural disasters, planned or unplanned construction, floods, damages to the unit caused by plumbing or electrical issues, pests, mold, etc.), lack of availability, double booking, or other situations that render the owner and agent unable to provide the vacation property in proper or habitable conditions or unable to make the property available for this agreement, the owner and agent may choose to: A) Provide an equal or superior property to the original one, and the owner will be responsible for any additional charges exceeding the original reservation price, or B) Refund the total rental value.
It is hereby agreed that these are the only two alternatives and the sole remedy for any damage, liability, or inconvenience arising from the owner's failure to have the property available.
SYSTEM FAILURE, AMENITIES, OR APPLIANCES In the event of a system failure, malfunctioning amenities, or appliances - including but not limited to water, sewage, electricity, air conditioning, refrigerators, cooling systems, mechanical systems, or structural systems: pools, waterfalls, jacuzzis, hot tubs, electronic or entertainment equipment or service - neither the agent, owner, their employees, agents, contractors, nor property manager shall be held liable for any damages incurred by the guest, and no refunds will be provided for such failures. However, upon notification of any malfunction, the Agent will make reasonable efforts to promptly repair or replace the issue or damage. The guest acknowledges and understands that this property is rented for its tropical appeal rather than modern amenities, and the proximity to the sea in most properties may result in saltwater affecting systems, equipment, and appliances, causing them to function improperly or be difficult or impossible to repair during the rental period.
RIGHT OF ENTRY AND INSPECTION 4rentpanama.com S.A. shall have the right to enter the property in accordance with established state law; (1) In case of an emergency, without prior notice. (2) To make necessary repairs, alterations, improvements, provide necessary supplies or agreed-upon services, show the properties to buyers or potential buyers, mortgagees, guests, workers, insurance agents, or contractors.
CONDUCT The guest shall not violate any laws of neighborhood associations, property owners, horizontal property regulations, the PH regulations, or the laws of the Republic of Panama within the premises, and the guest agrees to comply with them. No hazardous materials shall be stored within any rented property.
DEPARTURE OR CHECK-OUT DATE Upon departure or check-out date, the guest shall: (1) Vacate the unit, parking area, or storage area used by the guest. (2) Return the keys to the reception. (3) Leave the remote controls inside the unit. (4) Leave the furniture in the same condition and location as when delivered to the guest.
GUEST'S PERSONAL BELONGINGS The guest is solely responsible for the security of all personal belongings, and 4rentpanama shall have no liability for their loss, theft, or damage. Additionally, the guest shall be responsible for the personal effects of the AGENT under the guest's control pursuant to these Terms and Conditions. All properties are equipped with safes, and it is recommended to use them to store valuable objects. The owner or agent shall have no responsibility for any damage or loss resulting from any act of negligence by any other person. Abandoned Personal Items: If you leave something in the property, we will make every effort to locate and return it to you. Unclaimed items after thirty days will be donated to charity. When the guest departs and leaves any personal belongings on the premises, such belongings shall be considered abandoned by the guest, and the AGENT shall not be held responsible.
ASSIGNMENT This contract may not be assigned by the guest to a third party.
EXPEDITED EVICTION In the event that the guest (I) remains in the unit after the agreed-upon departure or check-out date; (II) substantially breaches any provision of this contract (including any annex), which would result in the termination of the contract according to the specified terms; (III) fails to make payments as stipulated in this agreement; or (IV) obtains possession of the property through fraud or misrepresentation, the guest agrees to expedited eviction and suspension of all services allowed by law.
BREACH The guest agrees to all the conditions, covenants, and provisions of this agreement. Breach of any of these shall constitute a material breach, giving the agent the right to terminate this agreement, the right to immediate possession of the property, and the right to all damages and remedies, including but not limited to costs of enforcement and reasonable attorney's fees.
INDEMNIFICATION AND LIABILITY RELEASE The guest agrees not to hold the Owner, Agent, or their representatives liable for personal injuries or property damage suffered by any person (including the guest's invitees) as a result of any cause, except if caused by the Owner/Agent's gross negligence or intentional act. 4rentpanama.com S.A. shall not be responsible for any injury, damage, or loss to the guest, any other individuals, or any property occurring on the premises or elsewhere, or in common areas. The guest agrees to hold 4rentpanama.com S.A. harmless from any claim for damages, regardless of its origin. The reserved unit or property may be located near a pool, hot tub, or have access to the sea. A pool is inherently dangerous, especially for young children or sick persons. The following are prohibited: diving or scuba equipment in the pool area, glass containers in the pool area, any minor in the pool, sea, or surroundings without adult supervision. In consideration of the owner's agreement to lease the property to guests, the guest and/or their invitees agree to strictly comply with the pool rules, exercise caution in the sea, and agree to indemnify and hold the owner and 4rentpanama.com S.A. harmless from any claim, liability, or loss they may suffer from the use or operation of the pool, jacuzzi, or ocean. Guests understand that nature can be dangerous, rocks can be slippery, and the ocean is unpredictable. Enter at your own risk.
ATTORNEY'S FEES In the event that either party has to engage the services of an attorney to enforce, litigate, or defend any matter or claim arising from this Agreement or in connection with it, then the prevailing party shall be entitled to recover from the other party, in addition to any other relief granted or awarded, its reasonable costs and expenses (including attorney's fees) incurred in the proceeding.
COMPLIANCE WITH THE LAW Both parties agree to comply with all applicable state and local laws and regulations in the performance of their duties.
APPLICABLE LAW The parties declare that in the event of a dispute arising from claims related to this Contract, as well as its interpretation, application, and execution, they shall resolve it, after attempting conciliation, through Arbitration in accordance with the rules established in the Arbitration Law of the Republic of Panama, to be resolved at the headquarters of the Conciliation and Arbitration Center of the Chamber of Commerce, Industries, and Agriculture of Panama, in accordance with its procedural rules.
ACCEPTANCE The holder and responsible for the reservation accept these TERMS AND CONDITIONS by responding via WhatsApp, email, digital signature, or in-person signature, as applicable, or alternatively by making any corresponding payment or deposit for their stay.
Cancellation Policy NON REFUNDABLE To secure your reservation, a credit card is necessary. As part of our guarantee protocol, if you choose to use a debit or credit card during check-in, an amount equivalent to the estimated total, including any additional costs until the departure date, may be temporarily held in your account. Please be aware that this hold may not be released until 72 hours after the departure date or possibly longer, depending on your card provider's policies.
1. Prepayment: To secure your reservation, full payment of the total cost of your stay is required at the time of booking.
2. Cancellation and Changes: ● This reservation cannot be canceled, modified, or refunded under any circumstances. ● In the event of a no-show or changes to your reservation, a charge equivalent to 100% of the total cost of your stay will be applied to your credit card.
3. Date Flexibility: ● Please note that this rate does not allow changes to the date of your stay. ● The payment made for this reservation is non-refundable under any circumstances.
4. Credit Card Verification: Upon check-in, the presentation of the credit card used for payment will be requested for verification purposes.
SEMI FLEXIBLE To secure your reservation, a credit card is necessary. As part of our guarantee protocol, if you choose to use a debit or credit card during check-in, an amount equivalent to the estimated total, including any additional costs until the departure date, may be temporarily held in your account. Please be aware that this hold may not be released until 72 hours after the departure date or possibly longer, depending on your card provider's policies.
1. Prepayment: To guarantee your reservation, a deposit equivalent to 50% or US$100, whichever is greater, is required at the time of booking. This deposit will be charged to the provided credit card during the reservation process.
2. Date flexibility: We offer flexibility to modify your reservation with at least 7 days' notice. Additionally, you can change the dates and utilize your reservation on an alternative date up to 6 months after the original check-in, subject to availability and prevailing rates. The remaining payment will be collected on the day of the new check-in.
3. Cancellation and changes: If you need to cancel or make modifications to your reservation within 7 days prior to the arrival date, the remaining payment will be charged on the original check-in day. However, your reservation will not be lost, and you will have the option to reschedule your stay for an alternative date up to 6 months after the original check-in, subject to availability and prevailing rates.
4. No show: In the event of a no-show without prior notice, you will forfeit the deposit charged to the credit card during the reservation process.
5. HOLIDAYS: Does not apply during holidays, where the non-refundable policy is the only one that applies.

1. Prepayment-free Reservations: ● No advance payment is required to secure your reservation. ● Payment will be made directly at the hotel upon check-in.
2. NO SHOW or Cancellation: In case of cancellation or a no-show without prior notice, a charge equivalent to the first night's rate will be applied to the credit card provided during the booking process.
3. Date Flexibility: ● If you need to modify your reservation, you have the option to reschedule within 6 months from the original booking, subject to availability. To proceed with the changes, please ensure you notify us at least one day in advance of the original check-in date. ● Please note that this flexibility does not apply during holidays, where the non-refundable policy is the only one that applies.
VILLA´S CANCELLATION POLICY The Initial deposit equal to 50% of the Vacation Rental contract amount is required to confirm the reservation. If the guest reservation is cancelled less than Ninety (90) days of the check-in date, 50% of the initial deposit is nonrefundable (25% of total reservation cost). The full amount of the rental charge is due sixty (60) days prior to the check in date except on Holiday reservations wherein the full payment is due on October 1. No refunds will be given once this final payment is made. Acceptable forms of payment are in US Dollars via bank transfer. Holiday Reservations: The Christmas & New Year Holiday period are non-refundable after August 1. A 90-day written advance notice of cancellation is required for full refund of deposit less (1) night rate plus applicable fees. Cancellations less than 90 days from reservation check in date result in forfeiture of any Rental Amounts . December/ January Time Periods are non-refundable after August 1. The reservation may be subject to cancellation (and the Cancellation Fee shall apply) if any required payments from renter noted above are not made by rental payment date noted above. There will be no refunds for unused nights, late arrival or early departure. Late departure and extra nights may be available for an extra charge.
