Payment:
A 50% deposit for each room will be due upon reservation. The balance will be charged to your credit card six days prior to arrival. Please let us know if there are any changes to your credit card information. A receipt will be emailed to you when we take payment.

Cancellation:
Please notify us as soon as possible if your reservation needs to be changed or canceled.
Fourteen(14) or more days in advance of arrival: No charge. *
Seven(7) to thirteen (13) days prior to your arrival will be charged $200 cancellation fee per room.
Less than seven(7) days notice or no shows will be charged the full amount of the booking.
Cancellations should be made in writing by email to littlerivernh@gmail.com. We will send you a confirmation email to verify we have cancelled the reservation.
*For those booking the entire B&B cancellations must be made 30 days in advance.

Check In and Check Out Times:
Check-in time is from 3PM to 7PM
Check-out time is 11 AM
Other check-in times may be accommodated with advance notice. Please contact us if such arrangements are needed.

Smoking:
For comfort, health and safety reasons, smoking and open flames are not permitted anywhere inside the property. Violation of this policy will result in a $200 additional cleaning charge.

Unlawful and Unacceptable Activities:
Underage drinking, possession of illegal substances or weapons, excessive noise, or other unlawful or unacceptable activities may result in an immediate request to leave without refund.

Property Damage:
Guests must report any property damage to the hosts. Guests may be charged the full fee for cleaning, repair or replacement. Missing items will be charged in full for replacement.

Visitors:
Visitors are not permitted at breakfast or allowed to stay overnight as an extra guest in any room or common area.

Children:
Due to its intimate nature, our B&B is not recommended for infants and children. Parents are responsible for their children at all times. All guest rooms must be occupied by at least one adult over age 18.

Pets:
We are not welcoming pets at this time. Service Animals, by law, are always permitted for no additional fee. A Service Animal is defined by the ADA as a dog that Is individually trained to perform tasks for a person with a disability.
