Acorn Vacation Homes Rental Policies
There is NO SMOKING allowed inside the property. Pets are allowed in pet friendly homes if arrangements are made prior to arrival.
Rentals are on a first-come, first-served basis and can be booked up to one(1) year in advance.
Missing items/damages will be charged to guest account.
Owner/management is not liable or responsible for damages/losses/injury to any guest's property or person.
Each reservation must be guaranteed with valid credit card number. The first night base rate deposit is required for all reservations. Deposit is applied to room charges and the balance is due at check-in date.
We accept Visa, MasterCard, American Express, and Discover. Your credit card deposit is processed at time of booking. Cash payments are accepted for the remainder of the stay, but you need to notify us no later than the day before your arrival date if paying cash.

Cancellation Policy
If you need to cancel, please notify us as soon as possible. If cancellation is made more than 7 days before the start of the reservation period, we will be glad to refund your credit card deposit less $15 for credit card processing fees. A cancellation received fewer than 7 days before the reservation period will forfeit the deposit made unless your reserved property can be rebooked. If we are able to rebook your room, your deposit less $50 charge will be refunded to your credit card. Cancellations within seven days of the reservation period will forfeit the entire deposit.
A cancellation needs to made by email to rosie@acornvacationhomes.com and confirmed by Acorn Vacation Homes.. No exceptions, sorry. We recommend you purchase travel insurance if you anticipate a cancellation.
"No-shows" who do not cancel will be charged the full nights reserved.
You must be 21 or over to rent any of our cabins. We reserve the right to refuse reservations to anyone that is not 21 or older or who does not comply with the rules of our homes. ANY theft or damage will result in loss of your deposit and/or extra charges.
No fires are allowed outside when the burn ban is in effect.

Cancellation Policy
For a full refund of your stay cancellation must be made at least 30 days before your reservation date.
50% refund if reservation is cancelled at least 14 days before arrival. No refund within 14 to days before arrival
No shows will be charged the entire reservation amount. No exceptions.
A cancellation must be made by cancelling the host via email. at rosieg777@gmail.com
