Arlington Beach Resort Cabin Rental Agreement
This agreement is between, "Card Holder", hereafter referred to as 'guest' and Arlington Beach Resort/JAARL Investments LLC, hereafter referred to as 'host'.
The rental property is located at 126 S. Lake Drive, Lake Poinsett, Arlington, South Dakota.
The guest will be renting the following cabin(s)
---2-story cabin (#9 or #10)
-5 bedrooms, 2 bathrooms, kitchen and living/dining area with deck off of
upper level. 1 futon in living room for extra sleeping, along with a sectional
couch. Pots, Pans, place settings, and washer/dryer.
---1-story cabins (#1, #7, #8, or #14)
-2 bedrooms (one with queen size bed, one with queen futon/single bunk),
1 full bathroom, kitchen & dining/living areas with small deck on front of
cabin. 1 futon in living room for extra sleeping (#8) Or sectional couch
(#14). Pots, pans, place settings and washer/dryer.
The rent for the property listed above is a totaled on payment page. Payment is a confirmation agreement.
Reservations / Payments:
The remaining rental total is due 2 weeks prior to arrival. Once your final payment has been received, we will email you check-in directions and more information about your stay. Acceptable forms of payment are: debit card, credit card, or wire transfer via Paypal (Checks are no longer accepted).
All reservations must be confirmed with 50% of the rental total, non-refundable security deposit and a signed copy of your rental agreement. Payments may be made via Paypal.

Any last minute reservations must be paid by credit card via paypal, and this rental agreement signed before occupying the property. The guest named in this Agreement is the responsible party for the reservation and all lease obligations. The guest is required to be 21 years of age and will be held responsible for all guests who are minors. Your signature on this agreement or payment of money, or taking possession of the property after the receipt of this agreement is evidence of your acceptance of the agreement and your intent to use this property for a vacation rental.
Cancellation Policy/No Shows:
Cancellations must be in writing by mail or e-mail and receipt of the cancellation by host must be verified. If you cancel your reservation for any reason, you will NOT be refunded your deposit. If the guest cancels after the second payment has been remitted, the second payment will only be refunded if the cabin can be re-rented.
Respect for other cabin community members:
Occupancy and use of the premises and common areas in such a fashion that disturbs or offends other guests or residents shall be deemed grounds for possible vacating the premises. We wish you to have an enjoyable vacation, but require you to respect the same rights of our other guests.
Pets are only allowed if there is approval from the host, and a $50 extra cleaning fee is paid.
Pets are NOT permitted to be in Cabin #7.
Smoking is NOT permitted anywhere inside the cabin. Any additional cleaning charges required as a result of violation of this provision will be charged to the guest. When smoking outside of the cabins, cigarette butts must be properly disposed of.
The use of illegal drugs or improper/illegal use of alcohol:
We have a no-tolerance policy with illegal drugs as well as with alcohol used by minors or in other illegal manners. You will immediately be asked to vacate the premises if caught taking part in such activities.
Check-in time is 3 pm, unless otherwise arranged with Arlington Beach Resort.
Check-out is at 10am, unless otherwise arranged with Arlington Beach Resort.
There are no telephones available in the cabins. We recommend having a cell phone for use during your stay.
Departure, guests are asked to:
* Remove linens, except mattress pads from the beds and place dirty linens in the laundry room. Please leave beds that were not used, untouched.
* Clean dishes and cookware, removed from dishwasher, and place back in cabinets.
* Empty ALL trash (kitchen, bathrooms etc) and place in dumpster to the east of the bar and restaurant.
* Empty refrigerator of ALL foods.
* Close all doors, and close and lock all windows
* Leave furniture and other contents in original locations and condition.
* Vacate premises by 10am, unless other arrangements were made prior to arrival.
Guests accept full responsibility for all acts of children and visitors, as well as any person injury or property damage that may occur. Guests will be charged for any damage aside from normal wear and tear. Guests will be charged for any and all missing items of which we have current inventory at all times. Guests accept full responsibility for all acts of children and visitors, as related to leaving doors or windows open, which allows mosquito's and other bugs to enter the cabin and rain to damage interior finishing.
Any incidental damage to any personal property of the guests will not be the responsibility of Arlington Beach Resort/JAARL Investments LLC. We will not be held responsible for lost, stolen or damaged items. If a guestÃƒÂ¢Ã¢â€šÂ¬Ã¢â€žÂ¢s personal property such as a boat or vehicle does damage to any of the property at Arlington Beach Resort, regardless of who owns the property, the guest will be fully responsible for the repairs or replacement of the damaged property.
If your boat due to your negligence damages the docks at Arlington Beach Resort, you are responsible for the repairs or replacement of the docks. No boats may be left on the water overnight.
You will be notified in advance if any damage charges will be charged to your account.
I herby certify that I agree to abide by all rules and policies herein. I understand that failure to adhere, to rules and policies may result in assessments against my damage deposit of denial of occupancy without refund, as well as any other legal remedy.
