Rental Agreement
The following Guidelines & Policies were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, from time-to-time modification may be necessary.
Your compliance is very much appreciated and will ensure a pleasant stay for all guests.
Check-in Time: 1PM
Check-out Time 12Noon
All Guests must check in and register upon arrival.
Quiet Hours:
Please be considerate of your neighbors.
Quiet hours are from 9PMto 6AM Monday-Thursday, and 10PM-6AM Friday-Saturday.
Speed Limit:
Please obey the posted speed limit of 5 MPH.
Strictly enforced with a fine of $75 for your safety, the safety of your children and your pets.
Sites:
Do not Park on the Grass!
Do not park or drive thru empty sites.
Please respect other campers and do not walk through their campsites.
Cleanliness of the park is important to us. RV Sites are to be kept clean and orderly. We do not allow clutter.
Offense of untidy sites or permanent structures on sites will be as followed: 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $75 fee then $10 for everyday thereafter until site is clean.
All Water hoses/sewer-hoses must be free of leaks.
Universal sewer connectors are required. Sewer hose supports are highly recommended. Sewer lines are to be supported off the ground so that lawn care will not damage the hose. Owners/Management will not be responsible for damage to sewer or water hoses.
We do not allow tents in the RV Park.
No sleeping in vehicles outside of the RV.
Campfires are permitted in approved portable fire pits only. Open ground fires are strictly prohibited. All campfires and cooking fires must be extinguished at the end of the night following their use. Campfires must be accompanied by an adult at all time. Dispose of hot charcoal briquettes or ashes in fire rings or Hot Coal Containers. Do not use the trash containers for this purpose. Please warn your Guests about the dangers of playing on or around the fire pits. Stacking of pallets for bonfires is prohibited. The flames may not exceed 12 inches above the fire pits. No fire pits on grass. NEVER LEAVE A FIRE UNATTENDED! Bobcat Crossing is not responsible for any injuries caused by Camper or Camper’s Guest’s use of Fire Pits. USE AT YOUR OWN RISK.
Do not grill on top of picnic tables.
Any fire ban must be obeyed, and will result in a $500 fine if abused.
No illegal drugs or activities are allowed.
Generators are not allowed without prior approval from management.
Spraying for insects and pests at site is the responsibility of the tenant of the site. Management will maintain all public areas.
Please note: we are on a well system. Please be sensible and not wasteful. If there is a leak inside your rig, do not allow the water to run overnight. Please fix promptly. During freezing temperatures DO NOT leave your water dripping. Instead, your hoses MUST be insulated and hose bibs covered.
Water hoses should be approved camper/boat water hoses. If we discover a leaky hose at your site, water will be turned off, and we will notify you via phone, text, email, and or written notice to attend to this issue as soon as possible. If you discover a leaky hose bib, please notify management immediately.
No paper products allowed in toilets. Please use trash cans. Do not place feminine products, wet wipes, paper towels, toys, Q-tips, or anything other than waste in toilets.
Smoking:
Smoking is not allowed in ANY of the park’s buildings.
Please dispose of your butts in a receptacle NOT on the park grounds.
Failure to comply with this policy will result in a $25 fine.
Trash:
All trash must be BAGGED and put in the dumpster.
Please Break down boxes before disposing in dumpster.
Do Not leave trash outside, or in the back of your pick up as it draws critters. Failure to comply with this policy: 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $75 fee then $10 for everyday thereafter until site is free of trash.
Please close dumpster doors after trash are disposed of.
No appliances, paint cans, tires, or any other large item may be placed in dumpsters.
Failure to comply with this policy will result in a $50 fine.
Offroad Vehicles/Atvs:
Motorbikes, ATV, and Razors, are prohibited in the RV Park.
Vehicles:
No parking in the street or grass.
We only allow two autos plus RV per RV site. Additional vehicles or trailers will result in an additional monthly fee of $30 per vehicle parked at site.
Vehicles must be in good condition, no oil leaks, and must be moveable if needed. Failure to comply with this policy will result in 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $75 fee then $10 for everyday thereafter until vehicle meets all requirements.
Excessively noisy vehicles “altered exhaust system’” will not be allowed in the park.
All RVs must be fully self-contained, well-kept and in good condition.
Rv’s 15 years or older must be approved by Park Management.
Children & Visitors:
All Visitors MUST be out of Park by 9PM Monday-Thursday, and 10PM Friday-Saturday.
Children under the age of 16 must be always supervised and accompanied by a parent/guardian.
There is no riding of bicycles or playing on empty sites or sidewalks.
You are responsible for the safety and conduct of your children and visiting guests.
Failure to comply with this policy: 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $25. This policy is strictly enforced for the safety of guests and your children.
Pets:
Pets are welcome.
Maximum pets allowed is two.
No Exotic pets of any kind, including farm animals.
No pets are to be left outside tied up.
Dog pens, of any type, are not allowed.
All pets must be on a 10’ leash or less at all times when outside.
IMMEDIATE cleanup and proper disposal of your pets waste is required, enforced, and is the responsibility of the pet owner.
Bags and disposal containers are provided by the park, and will be located at three locations throughout the park for your convenience.
If management sees and removes your pet waste, you will be charged a $25 fee per incident.
Pets are not allowed inside any of the RV Parks buildings.
We will not allow aggressive or disruptive pets such as Pit Bulls, Rottweilers, German Shepherds, Chow, Doberman Pinschers, Mastiffs, or any cross of.
Any damage to property, or injury to a person falls completely on the owner of the pet.
Laundry:
Effective use of the laundry room is made possible by your cooperation.
Please clean Washers and dryers after each use, and obey all posted signs in the laundry room.
NO outside clothes lines allowed.
Do Not wash pet bedding or rugs.
No dying of clothes in washers.
Repairs:
No Vehicle repairs permitted on site.
NO Maintenance activities, Fluid changes (Oil, Gas, Diesel) allowed.
Washing of Autos – RV – Boats etc. is prohibited.
Failure to comply will result in a $50 fine.
Fires & BBQ:
No campfires are allowed in the park.
Commercial Gas or Charcoal BBQ pits are allowed.
All fires are to be out by 9PM Monday-Thursday, and 10PM Friday-Saturday, and cleaned up.
Let coals in your BBQ pit extinguish themselves.
DO NOT DUMP HOT or COLD COALS ON THE GROUND.
Failure to comply will result in a $75 fine.
Fireworks & Firearms:
Fireworks of any kind are NOT allowed in the RV Park.
Firearms of any kind are prohibited in the RV Park.
Bows and Crossbow are prohibited in the RV Park.
Failure to comply will result in a $500 fine.
Proper Conduct:
No loud music or nuisances created by guests/visitors will be tolerated.
We do not allow abusive or vulgar language.
Drunkenness is not tolerated.
No criminal or drug related activity will be tolerated.
Breaking of Guidelines or policies will result in a fine and or eviction. 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $25.
Showers:
Showers are provided in the four public restrooms. Showers located by the Rec Hall are for overnight stays, weekly stays, or for handicap use.
Please be considerate of others and clean up after yourself.
These facilities are for tenant use only. Do not give the codes for entry to anyone other than who resides with you at your site.
Personal items left in bathrooms are NOT the responsibility of management.
Codes to enter public bathrooms may be changed from time to time by management.
Trees:
No Trees are to be cut, trimmed damaged or harmed in any way.
Failure to comply with this policy: 1st offense Verbal Warning, 2nd offense Written Warning, 3rd Offense $75.
Service Agreement:
Rental of an RV space does not constitute a landlord/tenant agreement. Payment for sites including storage is entirely for services rendered under a host/guest arrangement. You will not have any tenant rights if you are evicted from the park for any reason.
Theft of Service Law:
According to Texas Penal Code Section 31:04(b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THIEF OF SERVICES LAW”

Damage to Park Property, including but not limited to: restrooms; utilities; landscaping; vehicles; street signs or signage is strictly prohibited. Guests will be held responsible for the repair of the damages. We reserve the right to refuse service to anyone. Bobcat Crossing Hallsville RV Community assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause. Bobcat Crossing Hallsville RV Community is not responsible for any personal property. Bobcat Crossing Hallsville RV Community reserves the right to limit the stay and number of persons per site. Willful violation of these rules will result in termination of tenancy and barring from the property. These Guidelines & Policies supersede any previously written or discussed Guidelines & Policies; and rates may change at any time without prior notice. Please report any problems to Park Management immediately. Please notify Park Management of any incident or accidents as soon as possible. For Emergencies dial “911”
Failure to follow Guidelines & Policies will result in a fine and or eviction.
