Rental Agreement and Policies
Payment Terms, Cancellations and Refunds
We accept Visa Mastercard Discover JCB and AMEX. Full payment is due upon booking. If the reservation is canceled more than 14 days prior to check in day, a full refund less processing will be issued. If cancellation occurs 7 to 14 days before check in day, 50% refund less processing fee will be given. If the reservation is canceled 6 or less days prior to check day, no refund will be issued. No refund is given for unused portions of time in case of late arrival or early departure.
Accommodations
Guests must be at least 21 years of age to reserve. Because of safety regulations, the treehouses have a maximum occupancy/fire-code limit and can only accommodate up to 4 occupants. This policy is strictly enforced and your reservation may be canceled without refund if it is violated.
CHECK IN + CHECK OUT
*Self* Check-In = after 3:00 PM. No early check in unless arranged beforehand.
Check-Out = by 10:00 AM. Please place all trash in bags and inside the can in the bear-proof cage. Please turn off any lights and fans, and rotate the main power switch to the off position of dial. It is not necessary to strip the beds of linens. Place all damp towels in the shower, close all windows and the door. Any late check-outs not pre-approved, will be charged a late fee equivalent to the cost of one night.
Housekeeping
Each treehouse is cleaned after each guest. The cleaning fee is for basic housekeeping; it does not cover excessive cleaning. Guests are expected to remove all trash and return any furnishings to their original home. Example of excessive cleaning: Stained comforters (Sunscreen & Bug Spray do this), dishtowels soiled with grease/marinara/etc, towel stained with makeup, or removal of anything put in the composting toilet. Guests will be charged for any excessive cleaning that is required and, by confirming the reservation, understands and authorizes such charges.
All items are inventoried before and after each guest; missing items will result in additional charges. If any courtesy items are used up or nearly gone, please let Brenna know as soon as possible before check out so it can be remedied at the next cleaning.
Amenities
Each treehouse is equipped with 5-gallon jug of purified water, propane grill, propane stovetop, shower towels and all bed linens, coffee percolator/kettle, and complete cooking & dining array. The pantry cabinet has salt & pepper, cooking spray, aluminum foil and measuring cups/spoons. A starter supply of toilet paper, paper towels, shampoo soap, dish soap, sponge, and trash bags are also provided for your convenience.
Composting Toilet
Each treehouse is outfitted with a private, vented composting toilet. Please do not dispose of anything other than human business and toilet paper into the commode. No trash or food items are to enter the toilet, as it interrupts the function of the compost process and must be removed BY HAND. Gross. This warrants the excessive cleaning fee of $200.
Rain-Collection Shower
Each treehouse has a private, heated shower fed by a water reservoir. Please use the water supplied by the tank responsibly - it is a finite weather-dependent resource. The water is filtered and disinfected but is not certified potable (no drink/cook.) We are not responsible for any illness resulting from consumption. Purified water is provided in jugs with hand pumps for drinking and cooking purposes.
Pets
We allows pets for an additional one-time $10 charge (Puppy Pass). All pets must be disclosed upon booking. The pet fee does not include any additional clean up services. The guest is required to clean up after pets inside and outside of the treehouse; Poop bag dispenser is located at the dog station.
No Smoking
All of our treehouses are non-smoking. Please be respectful of others and avoid the excessive cleaning fee of $350 by not smoking inside the treehouse. Smoking on the porch is permitted, please sweep up any ash and dispose of butts properly. Do not start a forest fire by tossing a lit cigarette off the porch. According to NPS, 85% of all wildfires are caused by humans. Don’t be that stupid human.
Fire Safety
Our treehouses are all wood structures and in close proximity to the National Park. Please observe the following fire safety rules:
NO FIREWORKS!
Do not move the fire ring for any reason.
Do not leave a burning fire ring unattended.
No outside fires except in fire ring.
Do not burn food or trash items (attracts animals).
Follow all safety guidelines on charcoal and lighter fluid.

Inclement Weather & Road conditions
The treehouses are located in a rural, mountainous area. Weather events can occur that may result in the loss of power or water. Treehouses are not equipped with backup generators, heat or water sources. Guests are responsible for their own provisions. Mountain roads can be curvy, steep, and at times, partial gravel. However, four-wheel drive is not required nor necessary at any of our treehouses.
Privacy and Security
We respect and commit to protecting your privacy. We collect only minimal personal information necessary to secure your reservation and maintain contact during your stay. Your personally identifiable information is NEVER shared or sold to anyone!
Payment and personal information is always protected with Secure Sockets Layer (SSL) software. Encryption shields your personal data for secure commerce transactions. We utilize Authorize.net for all incoming and outgoing transactions with Tennessee State Bank.
We are not responsible for accidents, illness, or injury that occurs on the premises of the treehouses. We are not liable for loss, expense or damage to any property due to theft, fire, water, rain, hail, lightening, explosion or failure of utilities of Guest while located on the property. It is agreed that the guest assumes the risk of any harm, direct or indirect, arising from use of the treehouses or others the guests may have invited to the property.
I have read and understand the rules and regulations. I certify I am at least 21 years of age and that I will be held responsible for the care of the treehouse being rented under my name. I accept full responsibility for the damage or extra cleaning charge assessed during or those discovered after departure from the treehouse. I authorize these penalties to be charged to my credit card. By clicking “Make Reservation” box and remitting payment, I indicate I am in agreement with the above stated policies.
