ACCEPTANCE. By submitting a reservation request and making payment or payment arrangements, you are agreeing to be bound by these terms and conditions. You understand that no authorized signature is required, and that your actions bind you to these terms.

8. CANCELLATIONS/FORFEITURES/RESCHEDULES. Cancellations made less than 60 days from the arrival date will not be refundable and the reservation total will be billed in full to the payment method on file. Cancellations made more than 60 days before your arrival date will result in a non refundable $150 cancellation fee or forfeiture of the Booking Deposit, whichever is greater. If the balance of the reservation is not received at least 60 days before the reservation date, this is forfeiture, none of the Booking Deposit or Cleaning Fee, will be refunded. After cancellation or forfeiture, the property will be advertised and available for re-rental for that period. If a Guest wishes to reschedule, the following policy applies: A guest may reschedule a cancelled or forfeited reservation. The amount paid for the original reservation shall be credited to the new reservation minus a $150 cancellation fee as long as the rescheduled reservation is for the same calendar year. For reschedules extending into a new calendar year no credits shall be applied. All reschedule requests are based on availability for the desired reschedule period. Reschedules occurring from a higher rental rate to a lower rental rate will remain at the higher rental rate and reschedules occurring from a lower rental rate to a higher rental rate will be billed at the higher rental rate. Any additional payments or fees are due 60 days before the beginning of the rescheduled rental period or at time of booking for reservations commencing less than 60 days from rebooking date and, if not received, triggers forfeiture as above. Only one reschedule per Tenant per year is permitted.
No high school, college or civic groups, chaperoned or not, are permitted. No bachelor/bachelorette parties, holiday parties, or other large parties beyond that which is pre-arranged with Owner. Properties are patrolled on a regular basis by local authorities and remotely monitored video camera. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this lease. Violation of any of these terms shall give right to immediate eviction and termination. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that materially disturbs or offends neighbors or residents shall be deemed grounds for immediate termination and eviction with no refunds of any kind, including but not limited to: Rent, Tax, Booking Deposit, or Cleaning Fee.
