Rental Agreement SHORT TERM RENTAL AGREEMENT
1. Property. The property is located at:
49 S Serpentine Hot Springs, NC 28743
2. Maximum Occupancy: The maximum number of guests is limited to 2 persons unless additional guests are accounted and paid for while making the reservation.
3. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner, including alerting the guest(s) of their presence upon arrival. Homeowner and cleaning staff are granted access to the outdoor pathways for the purpose of walking to the basement laundry facilities while cleaning an adjacent cabin. Care will be taken not to disturb guests.
4. Cancellation Policy
**For all cancellations: If we are able to re-book all or a portion of your reservation, you will receive a refund for the day/days we re-book, at the re-booking price, less the $25.00 cancellation fee and credit card processing fee.
60 days or more before your arrival date you will receive a full refund less a $25.00 cancellation fee and credit card processing fee..
Within 30-60 days of your arrival date, you will receive a 50% refund less a $25.00 cancellation fee and credit card processing fee. **
30 days or less from your arrival date, you are responsible for the entire cost of your reservation. **
Storms and Inclement Weather: If there is a storm or inclement weather, no refunds will be given unless the state or local authorities order mandatory evacuations.
If the authorities order a mandatory evacuation, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Warning period.
In the event of power loss or other event outside of the direct control of Little Bird Cabin Rentals, all refunds will be subject to the discretion of the owners. We try to be fair and reasonable to all parties!
5. Guests will follow all house rules as outlined below in Exhibit A.
6.Damages: We retain the right to apply up to $100 charge against your credit card for any damages incurred. No charges will occur provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband or pets that were not paid for prior to arrival c. All charges accrued during the stay are paid prior to departure. d. No linens are lost or damaged. No towels are missing or damaged. e. The unit is kept in satisfactory clean and sanitary condition during the rental period by the renter. f. The renter does not use the unit or allow the unit to be used for any illegal, unlawful or business purposes. g. The renter has not breached any municipal, strata or other bylaws or rules and regulations in respect of the unit, and does not cause any loud conversations, music, television or other irritating noise to disturb peaceful enjoyment of any other residents of other units in the building or neighborhood at any time
In the event the foregoing provisions are not met, the cost to repair or replace damaged item(s) will be charged and guests notified.
7. Insurance: We encourage all renters to purchase traveler insurance.
Exhibit A
RENTAL RULES
1. Smoking is NOT allowed inside under any circumstance. Please smoke outside only and properly dispose of cigarettes in outdoor trash receptacles. 2. People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order. Please alert homeowner upon arrival as to any evident damage. 5. Only use appliances for their intended uses 6. PETS are permitted only with payment of the Pet Fee. The Pet Fee covers two pets for the duration of the stay. 7. Parking: Parking for 3 vehicles is available at the property. Do not park in the street. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. Water and Septic: This property receives city water and plumbing. However, to prevent maintenance issues, please put only toilet paper down the toilets.
Cancellation Policy 60 days or more before your arrival date you will receive a full refund less a $25.00 cancellation fee.
Within 30-59 days of your arrival date, you will receive a 50% refund less a $25.00 cancellation fee. **
29 days or less from your arrival date, you are responsible for the entire cost of your reservation. **
