Sapinero Village Campground
Guest Rental Agreement

This Guest Rental Agreement (“Agreement”) governs all reservations at Sapinero Village Campground (“Sapinero”). By booking and/or occupying any campsite, cabin, camper, or loft, the Guest(s) agree to comply with all campground rules, policies, and terms outlined herein. Sapinero Village Campground is a camping environment, and guests acknowledge that even when staying in a cabin, camper, or loft, they are participating in a campground-style experience, not a hotel stay. This Agreement applies to short-term, temporary lodging only and does not create a landlord-tenant relationship. No verbal agreements or representations shall modify this Agreement.

Occupancy & Visitors
Only registered guests listed on the reservation may occupy the unit or campsite.
Daytime visitors are permitted during daylight hours only and must comply with all campground rules.
Registered guests are responsible for the conduct of their visitors.
Sapinero reserves the right to require unauthorized individuals to leave the premises at any time.

Conduct & Quiet Hours
Guests shall not disturb others or interfere with the peaceful enjoyment of the campground.
Quiet hours are 10:00 PM – 8:00 AM daily.
Failure to comply after warning may result in immediate termination of stay without refund.

Property Care & Cleanliness
Guests are responsible for any damage to campground property caused by themselves, their visitors, or their pets.
Units must be left in reasonably clean condition at checkout.
A minimum $75 cleaning fee may be charged for excessive cleaning, damaged linens, or misuse of the unit or site.
RV pads and campsites must be left clean with all trash disposed of properly.

Smoking, Drugs & Illegal Activity
Smoking or vaping of any substance is not permitted inside any building or unit.
Smoking is allowed only in designated outdoor areas.
Illegal drugs, unlawful activity, or behavior posing risk to others will result in immediate removal without refund.

Pets
Pets are permitted but must be leashed and under control at all times.
Guests are responsible for cleaning up after pets and for any damage or injury caused by them.

Amenities & Liability
Use of campground amenities is at the guest’s own risk.
Sapinero Village Inc. is not responsible for injury, loss, or damage to personal property.
Guests are responsible for informing their visitors of campground rules.

Campground Rules
Speed limit is 5 MPH throughout the campground.
Fires are permitted only in designated areas.
No shooting or firearm discharge is permitted on or around the campground.
Fish cleaning is not permitted on campground grounds.

Photography, Unit Placement & Property Modifications
Photographs on our website and booking platforms are provided for general reference only.
Units, campers, cabins, and RVs may be relocated, reoriented, substituted, or modified due to operational needs, maintenance, weather, or property improvements.
Exact placement, views, orientation, proximity, or layout are not guaranteed.
Sapinero Village Campground is an actively maintained and evolving property, and improvements or layout changes may occur.
Requests for refunds or discounts based on unit placement, photographs, views, or property modifications will not be honored.

Tenancy
Guests may not use Sapinero Village Campground as a permanent residence, mailing address, or business location.

Enforcement & Termination
Violation of campground rules may result in immediate termination of stay without refund.
Guests are responsible for reasonable attorney fees and costs incurred by Sapinero to enforce this Agreement.

Acceptance
By completing a reservation and/or occupying the accommodation, the Guest acknowledges that they have read, understand, and agree to this Guest Rental Agreement.


Cancellation Policy
More than 14 days prior to check-in (2:00 PM MST):
Refund issued minus 10% of the total nightly rate and any applicable service fees.

Less than 14 days but more than 48 hours prior to check-in:
Refund issued minus one night’s stay and any applicable service fees.

Less than 48 hours prior to check-in:
No refund will be issued.

No-shows or failure to check in:
No refunds or reschedules will be provided.


*Sapinero Village Campground is an actively maintained and evolving property. From time to time, modifications, improvements, relocations of units, or changes to site layout may occur to enhance guest experience, safety, or operations.
*Such changes do not constitute grounds for refunds, discounts, or cancellation outside of the stated cancellation policy.
*Guests who choose to occupy their accommodation after check-in acknowledge acceptance of the unit as provided and waive eligibility for refunds based on appearance, location, photographs, or placement.
*Refunds, if applicable, will be issued to the original form of payment and processed according to the policies of the booking platform used.
