CONFIRMATION OF RESERVATION — A copy of acknowledgement through email will serve as confirmation of the reservation and a receipt will be provided to you when you depart, at your request, and your payment has been received in full.
PAYMENT TERMS & CANCELLATION & DATE CHANGE – The total reservation amount is charged at the time of your booking, your booking is not guaranteed if payment is not received in full. Cancelations must be submitted in writing by email to v2vacations@hotmail.com. Cancelations received more than 14 days before your arrival will receive a 75% refund. Cancelations received less than 14 days before your arrival will not receive a refund. If your booking was made through a OTA (Online travel agency ex. Expedia) the terms and conditions listed with the OTA at the time of the booking will apply. Refunds are issued to your original payment method within 10 business days of customer confirming address or email to send refund to, this rental agreement must be completed by guest in order to receive any refunds due. Partial cancelations and/or date changes will not be refunded.
SECURITY DEPOSIT — A security deposit of $250.00 per room may be authorized to the credit card/s on file at any time. If a credit card is not available or if we are not able to authorize the full amount a $500 cash deposit will be accepted in place. The security deposit will be released within 24hrs of check out if all the following conditions are met: 1)No damage is done to the home, grounds or its contents, beyond normal wear and tear. 2)All debris, rubbish and discards are placed in available trash cans provided. This includes not disposing of cigarette butts anywhere other than the provided receptacle in the smoking area. 3)All charges accrued during the stay are paid prior to departure. 4)The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or a security company employed by the owner. 5)The renter is not observed on the property with unregistered guests at any time (excluding parking area for only the time necessary for pick up or drop off). 6)The renter does not file a dispute of credit card charges that is found to be valid by the card processing company. 7)The renter does not start any unauthorized campfires, bonfire or portable BBQs on the property. All fires must be approved by V2 Vacations.
In the event that charges exceed the amount of the security deposit the guest agrees to allow V2 Vacations to charge the difference to the credit card on file. If the full amount can not be charged to the listed card or if there is no credit card on file, the guest agrees to pay any additional charges upon request from V2 Vacations within 10 business days. You hereby authorize V2 Vacations to charge you for any reasonable direct or indirect costs of collection, including, but not limited too, attorneys' fees, court costs, fees arising from disputed credit card charges, NSF fees, and other expenses.
TERMINATION BY OWNER – The Owner reserves the right to terminate this Agreement and retain the security deposit in the event that unruly behaviour occurs that can or has injured a person, the property or its contents. Guests shall not disturb any neighbours. Guests shall not trespass on neighbouring properties. In order to preserve the peaceful surroundings, we reserve the right to refuse service or terminate rentals for drunken, loud, or unruly behaviour. Furthermore, all Renters and their guests/attendees at any event or stay must comply with reasonable requests made by the Owner or his representative to ensure the orderliness or success of the event/stay or for the protection of the property, its contents or the grounds. Failure to comply will result in eviction of the offending person(s) or the entire party. Please understand that V2 Vacations operates in a manner where the owner and/or representative of the owner may stay on the premises at any time. We will do the best we can to offer private and reasonable convenience to all guests. Vehicles left on the property after a person/group is evicted may be towed at the vehicle owner's risk and expense.
INDEMNIFY AND HOLD HARMLESS — In consideration of access and use of the available amenities on the grounds. The guests fully understand the risks and dangers associated with the facilities, equipment and/or activities that cannot be eliminated regardless of the care taken to avoid injuries. The signed “renter(s)” waive, release and agree not to sue and agree to indemnify and hold harmless V2 Vacations and its owner/s from any claims, actions, suits costs, expenses, damages or liabilities, including attorney’s fees for personal injury, property damage, accidents, illnesses, or death to themselves or any of their guests. By signing this document you agree that you have read and acknowledge Waiver and Assumption of Risk under these terms. This is a complete and unconditional release of all liability to the greatest extent allowed by law. The Owner shall not be liable for events beyond their control which may interfere with your visit. This may include but is not limited to Acts of God, acts of governmental agencies, fire, war, inclement weather and construction noise.
CHECK-IN / CHECK OUT TIME — Check in time for guests is from 4:00 P.M. to 9:00 P.M. Guests that have not checked in by 9:00pm will incur a $50 per hour late check in fee beginning at the first minute of each hour. If guest has not checked in by11:59pm they will forfeit their entire reservation without refund. Early check in fee of $50 per hour will apply for unscheduled early check in, subject to availability. Check out time is 11:00 A.M. Unscheduled late check out fee of $50 for the first hour, and $100 for each extra hour will apply. You are not considered to be checked out until you have departed from the property.
PARKING — Parking for one (1) standard sized vehicle is included with each room/suite. Oversized vehicles (20ft and over), and/or trailers must be approved in advance, in writing. These vehicles will incur an additional fee of $50/night subject to availability.
REGISTERED GUESTS ONLY — Due to insurance regulations, local bylaws, and Ontario fire code regulations only the number of guests originally booked as listed on the booking confirmation are allowed on the property. The Owner reserves the right to terminate this Agreement and retain the security deposit and reservation amount in the event that unregistered guests are observed on the property. Extra guests can not be accommodated under any circumstances. Reservations are not transferable to other guests. The original primary guest must be present at the reservation, the guest’s identity must be verified with a valid government photo ID (drivers licence or passport). ID must be submitted electronically at the time of online check in. If additional guests are observed on the property an unregistered guest charge of $250.00 per guest, per calendar day will apply. The Owner reserves the right to terminate this Agreement and retain the security deposit and reservation amount in the event that underage guests are observed on the property.
FEEDING OF WILDLIFE IS STRICTLY PROHIBITED -- FEEDING WILDLIFE WILL RESULT IN THE LOSS OF YOUR SECURITY DEPOSIT (WILL BE DONATED TO A LOCAL WILDLIFE RESCUE). DEPENDING ON SEVERITY YOU MAY BE REMOVED FROM THE PROPERTY WITHOUT REFUND AT OUR SOUL DISCRETION.
PETS & EMOTIONAL SUPPORT ANIMALS — Animals are not allowed on the property under any circumstances. The Owner reserves the right to terminate this Agreement and retain the security deposit and reservation amount in the event that animals are found on the property. A additional $500.00 pet deep cleaning fee will apply.
AGE RESTRICTION — This is an adults only property. Guests under 16 years of age are not allowed on the property unless written permission has been granted by the property in advance. The Owner reserves the right to terminate this Agreement and retain the security deposit and reservation amount in the event that underage guests are observed on the property.
MEALS — Cooking is not allowed on site with anything other than the supplied cooking appliances. Use of portable BBQ's are only allowed under certain circumstances (See campfires/bbq section below). Breakfast orders must be submitted by 9pm the day prior. Breakfast will be forfeited without refund or credit if order is not submitted by this time. Meals may be excluded without refund or credit due to health reasons at any time without notice. A complimentary breakfast is served daily. This includes 1 drink item, and 5 food items of your choice (per guest). Breakfast is available from 8am to 9am daily. If your breakfast is not picked up within 15 minutes of the requested delivery time it may be disposed of due to food safety and sanitary reasons.
REPAIRS / SERVICE CALLS – V2 Vacations cannot guarantee against mechanical failure of equipment such as heating, air conditioning, TV’s or other appliances. Please report any equipment that is not operating properly and we will make every effort to resolve the problem as quickly as possible. Renter(s) understand and agree that V2 Vacations or its repair people might need access to the suite for the purpose of making the repair.
SMOKING/VAPING – The designated smoking/vaping area is located outside by the outdoor fire pit. No smoking/vaping is permitted in the house or anywhere other than the designated area. Any smell of smoke or vapour in your room will result in a deep cleaning fee of $500.00. Please throw cigarette butts in the ash tray or outdoor fire pit, and extinguish all smoking materials. Disposing of cigarettes on the ground, smoking in your room, or anywhere other than the designated smoking area will result in loss of your security deposit.
ALCOHOLIC BEVERAGES – By Ontario Law, no drinking of alcoholic beverages by persons under the age of 19 is allowed. The Owner does not sell any alcoholic beverages and assumes no responsibility for any injury resulting from alcohol use.
CAMPFIRES/BBQ -- Up to date rules and guidelines are posted on our website. Failure to follow these rules will result in the loss of your campfire/bbq privileges, and loss of your security deposit. Any fines incurred due to improper use of the campfire area will be the responsibility of the offending guest/s.
CLEANING FEES — Cleaning fees are included in your nightly rate. ALL USED TOWELS MUST BE PLACED IN THE BATH TUB/SHOWER. ALL GARBAGE & RECYCLING MUST BE PLACED IN THE PROVIDED GARBAGE AND RECYCLING BINS. IF TOWELS OR GARBAGE ARE LEFT ELSEWHERE IN YOUR ROOM, OR YOUR ROOM IS LEFT HEAVILY SOILED it will result in the loss of your security deposit. Towels and bedding are not to be removed from the interior of the home. Sheets, bedding, towels, and upholstery that are heavily soiled may be charged extra cleaning fees and/or replacement costs if stained or damaged beyond repair.If you are found wearing wet and/or soiled outdoor footwear inside the house (beyond the lobby/foyer) additional cleaning fees will be charged.
ELECTRONIC SIGNATURE CONSENT -- You are consenting to the use of your electronic signature in lieu of an original signature on paper. You have the right to request that you sign a paper copy instead. You are waiving that right. After consent, you may, upon written request to us, obtain a paper copy of an electronic record. No fee will be charged for such copy and no special hardware or software is required to view it. Your agreement to use an electronic signature with us for any documents will continue until such time as you notify us in writing that you no longer wish to use an electronic signature. There is no penalty for withdrawing your consent. You should always make sure that we have a current email address in order to contact you regarding any changes, if necessary.
RATES and TAXES – Rates are listed on the booking confirmation. 13% HST (Harmonized Sales Tax) will be added on to all goods & services unless otherwise stated.
