Rental Agreement
Here's the nitty gritty, as annoying as it may be! A few rules, some critical agreement issues...
1. Each property is furnished and includes linens and towels, all standard appliances and all kitchen items. Please note that while the Church House has a full kitchen, it is a former coffeehouse and therefore only has a small bar sink and no dishwasher.
2. Maximum Occupancy is strictly limited and in force at any point in time, night or day. Exceeding the limits will result in a $100 fine and may result in eviction by the Sheriff. No parties allowed! The Church House max guests: 6. Please contact us in advance if you have a specific request for having more than 6 people on the property; exceptions may be made, with or without additional charges.
3. CHECK-IN: 3PM OR LATER (at your convenience); CHECK-OUT: by 11AM. Early check-in or late check-out may be available if no one is staying the night before/after you and if housekeeping schedules allow for it. Contact us a few days before your stay for confirmation.
4. Damages, excessive cleaning required, or any other cost incurred by Homeowner due to Guest's stay may result in additional fines. If the premises appear dirty or damaged upon check-in, please inform us immediately. If you break something, please inform us. If it is minor we typically won't charge anything but still like to know.
5. Cancellations more than 30 days in advance will be fully refunded. Cancellations less than 30 days but more than 7 days will be refunded minus a $25 processing fee. Cancellations made less than 7 days in advance will only be refunded the cleaning fee. If concerned about needing to cancel less than 30 days in advance, consider purchasing travel insurance such as www.vacationrentalinsurance.com.
6. Homeowners are not responsible for any lost, stolen, damaged or missing personal items belonging to the guest or guest party nor any items left behind by the guest or guest party. It may be possible to hold items for pick-up or to ship left items to the guest for the cost of shipping plus $15 transaction fee.
7. Smoking is allowed outside only, away from any open windows or doors. No cigarette butts are allowed in the yard/deck. All cigarette butts must be disposed of by the guests into the outside trash bin. If the home smells like cigarettes or marijuana after a guest checks out, a $200 fee will be assessed to cover the costs of deep cleaning and potential inconvenience/delay for the next guests.
8. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
9. Pets are not allowed on any part of the property at any time without the owners' approval and payment of a pet fee. If any pet messes are left in the yard, an additional fee will be assessed. Pets must be kept off furniture. If this will be a problem for your pet, bring your own sheets/blankets from home to cover furniture.
10. Parking: The Church House has no driveway but there is plenty of street parking around it.
11. Weather: No refunds will be given for weather, either for poor weather conditions (i.e. rain on a biking/hiking trip) or lack of snow in winter. We highly recommend four wheel drive during winter weather. We do not refund due to road conditions unless the highway is closed making it impossible to arrive. Otherwise, as long as you have chains, you will be able to make it.
Cancellation Policy
Cancellations must be made at least 30 days in advance to qualify for a full refund. If cancelling less than 30 days before arrival, a $45 fee will be assessed. Cancellations made within 10 days before arrival will be refunded the cleaning fee but not the nightly rental fees.
