Rental Agreement Welcome to Tanglewood Farm Bed & Breakfast! House Manual – some house rules, safety precautions, & general info: We know…no one likes rules?, but for the safety of our guests, our boarders, our animals and our riders, there are a few things we must go over.

PROPERTY ADDRESS: 130 Tanglewood Farm Road, Southern Pines, NC 28387 (Please note that Tanglewood Farm Road is a private road, and that this private road is located directly off May Street, 2820 N. May Street). Once you drive through the main entrance, please make note of the B&B signage. You will take the first right, past the lower barn and trailers on your right, past the main house on your left. Parking for the B&B is located behind the main house. Please note that the main house IS NOT part of the B&B. This is a private residence CHECK-IN: Check-in is 3:00. There is no formal office or front desk for checking in. Keycode will be sent the morning of your arrival. Check-out is 11:00.
SMOKING: Tanglewood Farm is a smoke-free environment. So much of our property is vulnerable to fire, including the barns, the pinestraw, the hay, etc. We appreciate your cooperation. THE GROUNDS & THE ANIMALS: Feel free to walk the grounds but we do ask that you do not enter the barns or feed/pet the horses without the owner’s permission. While most of the horses at Tanglewood Farm are friendly, they have bad days just like we do! Lindsay would be happy to introduce you to her horses Rocky & Clifford (and the chickens, Shirley & Laverne) – all you need to do is ask! The lower barn and area around it is rented out by a horse trainer and is a very busy working stable and we ask that guests keep out of this area. Please drive slowly when on the property and proceed with caution when the horses are nearby. Horses tend to spook at fast moving or unexpected movements. Also refrain from running or loud noises when around horses. Guests are not to climb in, on, around, or through pasture fencing for the purposes of gaining access to the horses. PETS: We allow dogs at Tanglewood Farm B&B with prior approval ONLY. If dogs must be left unattended, please keep them contained to non-carpeted areas and must not be left for an undue amount of time. Pets are not allowed on the furniture. Dogs must be on leash at all times when walking on the premises. NO EXCEPTIONS! Dogs must not harass chickens or horses. Please pick up after your dogs. There is a $50 non-refundable pet fee, per dog per stay. SHORT TERM STABLING: Bringing your horse? We do rent out stalls for short term B&B guests. Please check with us for availability, as we have very limited space for short term boarders. Stalls are $40/night and include 2 bags of shavings. We require proof of Coggins and horses must be wormed. Children: VERY IMPORTANT- PLEASE READ We welcome children and they have so much fun on the farm. But PLEASE do not leave them unattended nor allow them to run around by the horses. Horses scare easily and are prone to injuring themselves (and their riders). If you would like to see the barn, Lindsay will show you the upper barn. The lower barn is rented out by a trainer and is a working barn, and therefore we asked our guests and residents to keep out of this barn.
BREAKFAST: (with the Bed & Breakfast Rate) Breakfast for two is served on Saturday and Sunday between 8:15-8:30. (We do not serve breakfast on weekdays). A tray will be delivered to your room. Breakfast consists of farm fresh eggs (from our hens), homemade pastries, fruit and juice. We are not equipped to handle last minute dietary restraints and requests, so please let us know ahead of time if you have any allergies, etc.
CANCELLATIONS: No penalty will be incurred for cancellations made for reservations 15 days in advance for any reservations. A 50% refund will be issued for reservations cancelled after the 15-day time period or a full credit can be issued for your reservation, to be used at a later date. Same rules apply for Acts of God (hurricane, etc.).
HOUSE KEEPING: While we do not offer daily house-keeping or maid service during your stay of less than a week, if you need anything, please do not hesitate to ask. More towels, paper products, soap, just ask! If you are staying longer than a week, we will touch base with you to do a change of linens, towels, etc.
MISCELLANEOUS INFO: Check out time is 11:00. Lost & Found – please note, due to the significant amount of items left behind by guests – we will gladly mail your forgotten items back to you, upon receiving a check for flat rate shipping at $14.95.
Gate closes around 9:00 PM. Feel free to come and go as you please but kindly shut the gate behind you if it was closed when you approached. TV: the only remote you need to operate the TV is the white remote. Press the ‘ON’ button and that should be all you need for digital cable. And most importantly… Have a Wonderful Stay!
Cancellation Policy 15 day notice is required for full refund. If notification of a cancellation is received at least 15 days prior to arrival date, a 100% refund will be given. Due to our unique accommodations, cancellations affect our business significantly. Therefore, we do adhere to a strict cancellation policy. If you need to cancel within that 15-days prior to your reservation arrival date, we can only issue a 50% refund or a offer a full credit to your account to be used at a later date. Thank you for your understanding.
If booking your reservation within that 15-day window, you have 24 hours upon booking to cancel your reservation for a full refund. Otherwise, the 50% refund or credit to your account will apply.
100% payment is due upon making your reservation. If you are staying 7+ nights, 50% deposit is due upon booking/50% due 7-days prior to arrival.
