Cancellation Policy

Check-in is from 3:00 pm to 6:00 pm. Prior arrangements may be made for guests arriving after 6:00 pm.
Check-out is 11:00 am.
A one-night deposit on stays of two nights, or 50 percent of the total reservation for longer stays, is required to reserve your room. Reservations are confirmed upon receipt of deposit. The balance of your reservation is due upon arrival. We accept one-night stays at our discretion. Rates are subject to a 8% Maine state lodging tax.
All rates assume double occupancy. We will add $35.00 per extra person for guests over the age of 5. Rooms 7, 8, and 9 are the only rooms that can accomodate more than two guests. Room 7 can accomodate three guests by adding a roll-away bed. Rooms 8 and 9 both have one queen and one twin bed, and can also accomodate one roll-away bed.
Rates include a full gourmet breakfast and afternoon refreshments. Packed lunches are an extra charge, as are pre-arranged dinners.
As we are a small inn, cancellations affect us greatly. If you find it necessary to cancel or change your reservation, please call 14 days prior to your scheduled arrival so your deposit can be refunded. If you must cancel with less than 14 days notice, we will refund your deposit for as many nights as we are able to re-rent the room. If we are not able to re-rent the room for any portion of your original reservation, we will issue you a gift certificate for future use with no date restrictions, for the remainder of the deposit. Day of arrival cancellations and early departures will not be refunded.

We offer discounts for COA alumni and travelers who arrive entirely by public transportation.
