Terms of Booking

By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set out. If you have any questions about booking with us, please contact us before making a booking.

Check-in time is from 3 pm t 6 pm, and check-out time is 11 am.
Early check-In or Late-Check out is subjected to room availability on a relevant day, to be reconfirmed with your hosts.

Room not occupied by 9 pm will be seen as No Show and will incur full payment unless prior arrangement has been made.

Damage Policy: We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures, and fittings. Any accidental damages should be reported as soon as possible in order to minimize damage and associated costs. Lost keys will incur a replacement charge.

Smoking Policy: School House B&B is a 100% non-smoking facility. Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff, or chewing tobacco are not permitted anywhere within the inn. Should it be determined that smoking has taken place within the property, School House will charge a $250.00 cleaning fee, placed on the guest’s credit card before or after check-out.

Lost Property: Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise, collection can be arranged.

Pet Policy: While we love animals, pets are not allowed to stay on the property to minimize allergens. Our dog, Rocket, lives in our home but is never allowed to visit our guest rooms or guest areas. If you have severe dog allergy, please notify us at the time of booking.

Minimum Age Requirement: School House B&B stays are tailored for adults and therefore, we cannot accommodate persons below the age of 8. Guests arriving with children under 8 will not be permitted occupancy and will be charged 100% of one-night rental.

Booking Process

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different from the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival, and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

A valid credit card is needed to secure any booking but please note it will not be charged until 7 days before your arrival. Payment will be collected or requested 7 days before your arrival. If a credit card is not available, your reservation will not be booked.
Payments can be made online using your credit card.

Hotel stays in Niagara-on-the-Lake are subject to HST (13% Canadian Government Taxes).

Room rates are listed for single/double occupancy. Additional adults or children (must be aged 8 or above) sharing a room will incur a charge of $60.00 per night, per adult/child.

School House B&B is a small home-based business with only six rooms to offer. Any last-minute cancellation will have a significant impact on our business. Guests who need to cancel a booking should contact us as soon as possible.

*Cancellation made 7 days or more in advance of arrival date = No Penalty. Your credit card will not be charged.
*Cancellation made 3 days to 7 days from arrival date = 50% of payment charged or refunded if the reservation is fully paid.
*Cancellation made 3 days or less of arrival date = Full Price will be charged. No refund will be issued
*Non-arrival guests, who are unable to attend or fail to attend for whatever reason will be charged the full price and no refund will be made. It is suggested that booking guests take out appropriate holiday/cancellation insurance where required.
*School House B&B stays are tailored for adults and therefore, we cannot accommodate persons below the age of 8. Guests arriving with children under 8 will not be permitted occupancy and will be charged 100% of the total value of the booking.
* Please note there is a two-night minimum stay requirement from June to September.
