Rental Agreement and House Rules

Rental Agreement
Guests booking The Cottage Farmstay, The Airstream Glamper, or the Urban Cottage agree to the following terms and conditions pursuant to their short-term stay. Guests further agree to a peaceful surrender of the property at check-out time. This rental agreement between owners and guests is strictly and solely for private accommodations and will not be used for any type of business activity.
NOTE: A $500 REFUNDABLE damage deposit is due at check-in and may be put on a credit card. If accommodation is left undamaged, deposit will be refunded within 3 days of check out.
House Rules
Check-In
At check-in, all guests must be present and provide a driver's license or other government-issued ID. Each individual guest (parent or guardian, in the case of minor children) must sign a standard liability waiver (for all accommodations). Booking guest, as a representative of the entire group, will also be required to sign a copy of the updated house rules, farm safety rules (for farmstays), and amenity safety rules (for farmstays). Copies of the house and safety rules are provided at check-in.
Registered/Unregistered Guests
Only registered guests are permitted access to the accommodations and property. Unregistered guests will be charged a $35 (plus applicable tax) per day charge and are not allowed to stay overnight. Unregistered guests are required to also provide a government-issued ID, sign the standard liability waiver, and sign copies of the farm and amenities safety rules prior to admittance to any accommodations or farm property. Any overnight guests who have not been included in the booking will be charged at a $50 per person/per night charge and will still be required to sign liability waivers, farm rules, and amenity safety rules. No exceptions. Registered guests are welcome to make full use of the accommodation and its designated guest areas. On the farm, no guests are admitted to the pasture area or beyond. A barrier fence has been erected to designate the limit of guest access. Guests of the Urban Cottage are asked to please respect the Urban Farmhouse, located directly in front of the accommodation. A barrier privacy fence has been erected to designate the eastern boundary of the property.
Gatherings/Parties/Celebrations
Gatherings of any kind are NOT allowed. Should guests circumvent this rule, they will be charged separately as an "event" at a rate of $150 (plus tax) per hour and extra charges for clean-up and/or damage to property. Any guest displaying public intoxication, lewd behavior, domestic violence, or any other unlawful behavior will be asked to leave immediately without refund.
Unlawful Activity
Guests agree to refrain from any and all illegal or unlawful activities while in accommodations or on premises or further engaged in any activity connected to Stillwaters Farm, its owners or assigns, or its property holdings. Should guests engage in such acts, local law enforcement will be immediately contacted.
Check-Out
Guests are also asked to please follow check out procedures, leaving the accommodation as neat as it was found. Dishes must be cleaned and put away, trash deposited into receptacles provided, and debris removed. Our turnover/cleaning fee covers laundering linens and deep cleaning.
Accidental Damage
Guests are asked to report any damage to property or accommodations to owners immediately. Any unreported damage will be assumed intentional and guests will be billed for cleaning or replacement.
Children
When an accommodation is designated for children, guests 2 years and under are not charged. Guests over 2 years of age are charged at regular guest rates. ALL minor children must be accompanied by a parent or guardian at all times.
Sorry, absolutely NO PETS, NO SMOKING, NO DRUGS either in accommodations or ANYWHERE on premises.
NOTE: Those who break the "no smoking" rule will be assessed a $250 smoke eradication charge.
Cancellation Policy
We are happy to issue a full refund--minus PayPal fees--for cancellations made within 24 hours of booking, if that booking is at least 14 days away, or for confirmed reservations at least 21 days away.
50% refund--minus PayPal fees--for cancellations made at least 11 days before check-in. Sorry--NO refunds for cancellations made within 10 days of check-in.
