Cancellation Policy:
This applies to all reservations reserved on this website or directly with us.
Due to Covid19, some amenities have changed. Please do not rely on passed reviews/pictures on other sights (tripadvisior, 3rd party websites/review sites). Everything that is written on this website is accurate and should be used as what is offered as amenties. If it is not listed on this sight, then most likely it is no long available. We cannot change our 3D Tour of our rooms at this time. You will see items that are no long available due to health and safety reasons. If you have questions, please call us at 808-964-2291.
Due to covid19, we are now allowing guests with NRR (non refundable reservation) reservations the opportunity to rebook their stay at a later date. There would be no refund, however you will receive a 1 year waiver to rebook your stay.
For any reason if you cancel up to 30 days before arrival, your deposit will be returned less 25% of the full reservation amount. Any cancellation for any reason less than 30 days before arrival, departing early, arriving late, or not showing up will be charged for the complete reservation. Reservations may be rescheduled prior to this 30 day period. If you are concerned about the possibility of cancelling your reservation, we recommend you purchase travel interrupt insurance through a third party for your own financial protection.
NRR (Non Refundable Reservations): If you have booked a discounted price, non-refundable with no modification/date changes (NRR), then there is no refund amount for any reason (cancelled/missed flight, illness). You are expected to arrive on the arrive date with no exceptions. We highly recommend purchasing travel interrupt Insurance through a third party for your own financial protection if you are concerned about a cancelled fight/missed flight or illness.
Reservation Policies:
Minimum two night stay. Room rates are figured with double occupancy (2 persons).
Due to Covid19, we are no longer offering breakfast.
For the safety of our other guests, only registered guests are allow to be in your room or are allowed to be on the property. Please be prepared to show us your charge card and I.D. upon arrival. One car is allowed per room. Rooms cannot surpass the occupancy that is listed on this website.
Maximum Room Capacity: Room capacity is for the safety of all our guests. Because of the strict fire codes and County regulations, we must enforce our policy on this. Please do not come with extra persons over the maximum room capacities, we will have to turn away the extra person/s and they will have to find other accommodations elsewhere, unless we have an opened room available at that room's price. Please do not count on us having an extra room open when you arrive. Please do not email us on this issue. You can call us, but we will make no exceptions to this policy verbally or by email. There will be No Refunds if you arrive with extra persons that go over our maximum capacity and then decide that your entire party wants to relocate because of this policy. You will be charged for the entire stay.
Child Policy: Children are restricted (below 18 years). Please do not come with children or you will have to find other accommodations on your own and you will forfeit all monies.
Pet Policy: No Pets allowed
Deposit: Room deposits are 50% of the total reservation. Once the deposit is received, an email will be sent with all reservation details. The balance is due 30 days before arrival and will be automatically debited from your credit card on file, or if the reservation is made 30 days before arrival then the total reservation will be charged. We accept Visa or Master Card. The deposit must be paid to reserve your stay.
Taxes: All rooms are subject to Hawaii's 14.97% tax, which includes transient accommodation tax (TAT) 10.25% and general excise tax (GET) 4.72%.
THE CONFIRMATION MAY TAKE SEVERAL HOURS TO ARRIVE INTO YOUR EMAIL BOX. PLEASE CALL US AT 808-964-2291 IF YOU ARE CONCERNED WITH YOUR RESERVATION/CONFIRMATION OR YOU HAVE NOT RECEIVED YOUR CONFIRMATION.
Confirmation: The deposit must be paid in advance. A confirmation will then be emailed to you by Island Goode's. The email will have a confirmation number, arrival date, departure date, total cost of reservation, deposit and balance amount owed.
Arrival Document: 30 days or less before arrival we will automatically debit your bank card on file for the remaining balance owed. You will be emailed this information along with the up-coming arrival date. This email will have your directions and all information necessary for easy self-check-in. THIS DOCUMENT IS VERY IMPORTANT. WITHOUT THIS DOCUMENT, IT WILL MAKE IT VERY DIFFICULT FOR YOU TO HAVE A SMOOTH EASY SELF CHECK-IN. PLEASE BRING THIS ARRIVAL DOCUMENT WITH YOU FOR AN EASY SELF CHECK-IN.
Check-In: Check-in is between 3 pm to 12 Mid-night. We are not able to accept early arrivals or hold your baggage. We are limited on the time needed to get rooms ready and are limited on storage space.
Check-Out: Check-out is at 11 am. We are not able to accommodate late check out because of the time needed for changing out rooms for the next guest's arriving. We can not hold baggage for later flights. We are very limited on storage space.
No Show: Please let us know in advance if you will not be arriving on your arrival date or anticipate arriving after midnight. If you do not call us by 8:00 pm HST (phone call) to let us know of a late arrival (after midnight) and you do not show up by midnight on your expected arrival date, you will be considered a NO SHOW and your complete reservation will be canceled. You must make direct contact (No later than 8:00 pm) with us by a phone call to let us know that you will be arriving late. An email will NOT work under these circumstances, call us (808-964-2291). If you are a NO SHOW, you will lose all monies and will have to look for another accommodation on your own.
Smoking/Burn Rules: No Smoking is now a State Law in Hawaii. We take this very seriously. Also, NO burning of anything in the rooms or outside such as; matches, candles, incense, mosquito coils, etc. NO SMOKING/BURNING IN ANY ROOMS OR OUTSIDE OF ROOMS IS ALLOWED INCLUDING ELECTONIC CIGS OR VAPS. We have trade winds blowing most of the time on the Island, so smoke can travel in and around the facility and enter into other rooms. If you smoke/burn in your room you will be charged a $250.00 per occurrence for a special cleaning fee, this will be debited from your credit card on file. If you smoke/burn outside of your room and not in the designated smoking area (driveway entry), you will pay $100.00 fee. This will be debited from your credit card on file. If it occurs a second time in your group/party (inside or outside room), you will be fined again and will be asked to leave. Do not throw into any trash containers or flush down the toilet any smoking products; cigarette packages, butts, ashes. If you need to smoke, take a walk and go to the driveway entry or beyond. Two chairs are there for you comfort as well as a butt/ash can trash dispenser. You agree, if you are asked to leave or you decide to leave, you will forfeit all monies charged for your stay as well as any fines incurred for smoking as we (management) decide.
Damages: Damage to Property/Rooms/Lost Room Key: We understand that there is normal wear and tear: however, if there is damage to the property/room above what we would consider normal wear and tear, then we reserve the right to charge you for any damage in the rooms or on the property that we consider damaged property. Lost room key will be charged $50.00. We will charge your credit card on file for any damages that you have caused or lost room key. Please let us know as soon as possible of any problem/accident that you have had on the property or in your room. Please no washing of anything in the rooms, in the bathtub or sink: clothes, dishes, equipment, or anything. Physical damage to our tubs and showers and water damage to flooring and furniture is our biggest concern. Let us know if you need help.
Cancellations Special Conditions:
Hurricane/Storm Policy: Hurricane season is from June to November. The Big Island has never had a hurricane hit the island in recent history. We suggest travel interrupt insurance through a third party for your own financial protection if you are worried about the possibility of a hurricane/tropical storm interfering with your travel plans to Hawaii/The Big Island. Our Standard Cancellation Policy Cancellation Policy will apply.
Lava Flow/Earthquake Policy: We are located in one of the safest lave zones (hazard 8) on the Big Island, hazard 9 being the safest. We are below Mauna Kea which is a dormant volcano and has not erupted in 4,700 years. We suggest travel interrupt Insurance through a third party for your own financial protection if you are worried about a volcanic event that might concern you. Our Standard Cancellation Policy Cancellation Policy will apply.
The Merrie Monarch Festival: There is a five night minimum stay required during the Merrie Monarch Festival period and special rates apply. For cancellations of reservations during the Merrie Monarch Festival up to 90 days before arrival your deposit will be returned less 25% of the entire reservation. 90 days from arrival we will debt your credit card on file for the final balance and at this time your reservation is non-refundable with no date changes. 90 days from arrival, departing early, arriving late, or not showing up will be charged for the complete reservation. All deposits can be made with a Visa or MasterCard. We HIGHLY recommend that you purchase travel interrupt insurance through a third party for the Merrie Monarch Festival for your financial protection.
Acts of Terrorism, Invasive animals/Insects/ Pandemic that could cause health problems: These conditions are out of our control. We suggest travel interrupt Insurance through a third party for your own financial protection if you are worried about these problems and they concern you.
