RENTAL RULES & REGULATIONS FOR RENTERS

FOR RENTALS BOOKED THROUGH THE CCG WEBSITE:
Upon our receipt of the full reservation fee of $250.00, along with a copy of this Agreement
signed by you, your reservation request will be converted to a confirmed reservation. THE
$250.00 RESERVATION FEE IS NONREFUNDABLE. Please note: Balances are due
in full 30 days prior to your arrival, balances due will be charged to the credit card
number you have provided. If the credit card is not supplied the reservation will be null
and void. If reservation is cancelled within the 30 days of arrival, the full reservation
amount is nonrefundable.

Rental Homes are located in the private residential area of Oak Shores Community which is
managed by the Oak Shores Community Association. Oak Shores Community Association
and Central Coast Getaways, aka Dragon Lake Rentals restrict the number of adults per home
to 8 persons ages 16 and up. There is no restriction on the number of children 15 and under.
Only 2 cars are permitted at the rental home at a time; arrangements can be made for
additional vehicles by notifying Central Coast Getaways. One boat or two personal watercraft
are allowed for each rental home, and one trailer. This trailer may hold one boat or two
personal watercraft.
Access to Oak Shores shall be denied to any persons whose names do not appear on the Oak
Shores Community Association Rental Registration form (this form will be provided and
must be completed prior to the arrival date). A renter shall not be allowed to enter names to
the registration form or invite guests to a rented dwelling once it is signed and turned into the
association. Oak Shores has implemented a resort fee of $50/per vacation rental stay to be
paid upon arrival. This fee is in addition to home reservations and it is subject to change by
HOA.
If Guest does not use the provided information to contact Central Coast Getaways for afterhours entry into the community or any other issue and contacts the Oak Shores HOA there
will be additional fees charged to the guest for each call. Calls vary in cost. Average cost is
$60/call and subject to change.
Lake levels rise and fall accordingly. Any advertised private slip or private dock that
becomes unavailable due to lake levels and is included with the rental home will have a
maximum refund of $100/week and will be prorated for shorter stays and must be .
Oak Shores community requires you to abide by all community rules and regulation including
and not limited to the posted speed limits within the community and parking restrictions. You
must be at least 16 years old and licensed to drive any type of vehicle in the community,
including golf carts and motorcycles. Go peds are not allowed in the community.
Smoking is NOT ALLOWED in any of the rental homes. Pets of any kind are not allowed
unless you are in a designated pet friendly home. If you are caught smoking in the home or
with a pet inside or outside of a non-designated pet friendly home you will be asked to
leave immediately. If there is evidence of a pet or that smoking took place then the
renter will be charged a minimum fee of $350.00 for deep carpet cleaning.
Quiet hours are between 10:00pm and 7:00am! Please observe them and be courteous to
the homeowners who live here and the other guests in the community.
Maintenance/Damage; Renters shall properly use, operate and safeguard the premises,
all furniture, furnishings, appliances, and all electrical, gas and plumbing fixtures.
Renters shall keep them as clean and sanitary as their condition permits. Renters shall
Immediately notify Central Coast Getaways aka Dragon Lake Rentals of any damage
and shall pay for all repairs or replacements caused by renters. It is agreed that Central
Coast Getaways aka Dragon Lake Rentals will add additional charges to your credit
card for intentional damages done.
Vacation Rental Damage Protection: This Vacation Rental Damage plan covers
unintentional damages to the rental unit interior that occur during your stay, provided
they are disclosed to management prior to check-out. The policy will pay a maximum
benefit of $1500. Any damages that exceed $1500 will be charged to the credit card on
file. If you damage the real or personal property assigned to your rental accommodation
during the trip, the Insurer will reimburse the lesser of the cost of repairs or
replacement of the property, up to $1500. Certain terms and conditions apply. Full
details of the Vacation Rental Damage coverage are contained in the Description of
Coverage or Insurance Policy. The Vacation Rental Damage can be purchased up to,
and including at, check-in. Please contact Central Coast Getaways aka Dragon Lake
Rentals directly if you do not wish to participate in this plan.
Linen and Bath Towels, Hand Towels, Wash Cloths, and Bath Mats are provided for
your convenience. If Linens, Towels, or Mats are excessively soiled or lost during your
stay, an additional charge of $10.00/piece will be charged to your credit card on
file. NO USING THE TOWELS TO WIPE DOWN WATERCRAFT’S, BICYCLES
ETC AS THE OILS CANNOT BE REMOVED FROM THE TOWELS.
Upon departure, guests will remove all trash from inside the premise and put in the
provided trash receptacles outside. Guest will have washed all dishes or run the
dishwasher. The home should be left in a relatively clean standard. If home is
excessively dirty, additional charges may be incurred.
Watercraft’s not registered to Oak Shores Community property owners must obtain an Oak
Shores Community visitor permit at the security gate. The Oak Shores Community permit fee
is $25.00 per day/per watercraft. Such boats and jet ski’s shall be admitted to Oak Shores
only upon payment of the guest boat launching fee in effect upon arrival. Lake Nacimiento
is managed by Monterey County. In addition to the Oak Shores watercraft fees a lake use
permit must be obtained to recreate on Lake Nacimiento. The current cost is $17 per day/per
watercraft or $165 per year/per watercraft. This fee can be paid at the main Oak Shores
Community launch ramp silent ranger box, Oak Shores Campground, at Lake Nacimiento
Resort Kiosk, or Lake San Antonio entry gate. Oak Shores may implement additional fees
and will be required to be paid prior to entrance to the community. Fees are subject to
change.
You will be given a complete list of fines charged for violations of the Oak Shores
Community rules and regulations in your welcome rental packet as well as a complete copy
of all the current rules and regulations.
As a further consideration for the use and occupancy of the rental home, Renter agrees that
Property Manager, Owner, Property Manager’s Agents or employees shall not be liable to
Renter or his/her agents, guests, licensees, or invitees for any loss or damage, injury, or death
caused to them or their property, as the result of the use and occupancy of the rental home. It
is further agreed that the Property Manager, Property Manager’s Agents or employees have
no responsibility or liability for any loss or damage from any cause whatsoever, including,
but not limited to, the active or passive acts, omissions, or negligence of Property Manager,
Property Manager’s Agents or employees. Renter acknowledges that Property Manager,
Property Manager’s Agents or employees does not warrant or represent that Renter or
Renter’s property will be safely kept, or that it will be secure against hazards caused by
rodents, insects, fire, seepage or flooding from ground water, rain or water from any other
source, or the elements of weather or earthquake. It is agreed by Renter that the Release of
Liability is a bargained for condition of the rent set forth and that were there no Release of
Liability a much higher rent would have to be agreed upon. Property Manager will release
Renter’s information to proper authorities if needed. Furthermore, Property Manager,
Property Manager’s Agents or employees shall not be liable to Renter for injury or death
suffered by any person, including, but not limited to, Renter’s guests or invitees, occurring in
or about the premises of the rental home or Oak Shores Community, or arising out of
Renter’s use of the premises, from any cause whatsoever, even if such injury or death is
caused by the active or passive acts or omissions, or active or passive negligence of Property
Manager, Property Manager’s Agents or employees.
RENTERS agrees to indemnify, defend and hold harmless Central Coast Getaways, aka
Dragon Lake Rentals from all liability, including but not limited to death, loss, cost,
expenses, suits, damages to any real or personal property, or obligations including actual
attorneys fees, arising from RENTERS use of the rental premises and/or anything done or
allowed to be done by RENTERS on the premises or in Oak Shores Community including
claim’s for Property Manager’s negligence.
If the premises appears unsatisfactory, dirty, or damaged upon Check-in, Renters shall
inform Central Coast Getaways, aka Dragon Lake Rentals immediately.
Renter shall not make alterations to premises without the prior written consent of the Property
Manager. Renter accepts the premises are in good sanitary order, condition, and repair. The
rental home has not been inspected by a Certified Access Specialist (CASp).
In the event of an emergency, Renter grants Property Manager, Property Manager’s Agents or
employees, or any representatives on any governmental authority, including, but not limited
to, police, fire, health, or emergency response officials, access to the premises without notice
to Renter, and take such action as may be necessary or appropriate to preserve the premises,
to comply with applicable law, or to enforce any of the Owner’s rights. Property Manager
shall not be responsible for any loss occasioned by Renter as a result of entry authorized
under this section.
Renter shall not sublet or assign the rental home, nor any property owned by others without
the prior written consent of the Property Manager.
Guest Boat Fee Procedure:
1. Guests with boats will complete a Visitor Boat Permit (form/pass) upon arrival at the Oak
Shores Community Association entry gate and pay the required fee listed above.
2. The original copy of the permit must be carried in the guest boat at all times and be
available for inspection upon request. A permit sticker will be issued for each guest boat
and or personal watercraft and must be displayed at all times.
3. Upon leaving Oak Shores, the guest must return the original copy of the permit by
depositing it in the box at the gate designated for such passes.
4. All watercraft operator’s must comply with the current requirements of the CA Boaters
Card. Additional information can be found here:

Marina Regulations: Violation of any Marina Regulation is subject to a $50 Fine. (Fines
subject to change)
1. The Main Marina, Clubhouse and West Ramps are closed between 10pm and 6am. A
Special Use Permit may be issued for night fishing. Contact the main office to apply for
this permit.
2. Speed limit in the marina wake-less zone is 5 miles per hour or less if a wake is
generated.
3 Skiing start-ups and drop-offs not permitted within wake-less zone.
4. Towing towable and water toys with people aboard inside the log boom is not allowed.
5. Swimming, picnicking, sunbathing and camping, is not permitted on or from Marina
docks or slips.
6. Swimming is confined to the designated area for that activity. No lifeguard is on duty,
swimming is at your own risk.
7. When parking lots are under water, restrictive parking regulations must be observed as
posted.
8. Watercrafts may not be left in Association slips for more than seven (7) days. Removal
must be for at least 72 hours (3 days) between seven (7)-day periods, beginning
Memorial Day weekend and ending Labor Day weekend. No jet skis or inflatables to be
left in Community Slips. Jet skis may only park in the first two slips on each dock. Jet
skis in any other slip you can be subject to a fine of $100 for first offense.
9. Slips in the Association's marina may not be reserved or roped off. No inflatables are
allowed in the slip. (This is a violation of Marina rules). The unattended inflatables will
be removed by Association Staff and a $60.00 fee will be charged to Guest. The
Association and Central Coast Getaways aka Dragon Lake Rentals will not be held
accountable for damages to inflatable.
10. Boats in Association slips are limited to 24 feet in length.
11. Loading docks are for loading and unloading passengers and gear only; docking is limited
to 15 minutes.
12. Boat trailers may not be parked overnight or left unattached anywhere in the entire marina
areas, including all parking lots. Violators will be cited and/or trailers towed away at
owner's expense. The Association and Central Coast Getaways aka Dragon Lake Rentals
assumes no liability for any damage in such cases.
13. Overnight camping at Association marinas and/or beaches is prohibited.
14. Dogs must always be kept on a leash and are not to be tied to docks and are never to be
left unattended.
15. Guest are required to display the required Oak Shores decals/hang tags on their vehicles,
watercrafts and trailers at all times. Failure to display current identification decals/hang
tags will result in the denial of launching at ramps.
16. Overnight camping on any boat moored anywhere in the marina or on Association
property including the West Ramp area is prohibited. "Overnight" is defined as between
10 pm and 7 am. Violators of this rule incur the same fine as for parking (this prohibition
excludes people with private beachfront lots as long as the mooring doesn't interfere with
the normal traffic flow patterns. Private beach front lot owners may give permission to
others to moor overnight on their property.)
17. Music from boats must not be offensively loud or vulgar.
18. No overnight parking on shore in Association's marina.
19. Parking lots are for owner parking only; renters must park their vehicles and trailer in
the guest-designated parking area behind the club house at the main marina, or at
the rental home.
Failure to return house keys or gate card will result in a $100.00 charge to your credit
card.
BY SIGNING BELOW, I acknowledge that I have read, understand and agree to the
above rental rules and the regulations of the Oak Shores Community Association.
Central Coast Getaways, aka Dragon Lake Rentals will NOT reimburse me for fines
received due to not following the rental rules and regulations. If I receive a fine, it will
be paid additionally by charging my credit card. Please return this agreement with
you’re name printed and signed.
