Rental Agreement

*BAYSIDE RESORT CABIN AND R.V RENTAL AGREEMENT*

*TERMS AND CONDITIONS*

1. *CHECK-IN REQUIREMENTS*: Guests must present a valid credit card and government-issued identification upon check-in.

2. *OCCUPANCY LIMITS*: Each unit is limited to 6 occupants. Unauthorized over-occupancy will result in double the nightly rate charged to the provided credit card.

3. *AGE RESTRICTIONS*: Guests under 18 years old must be accompanied by an adult. Minors (12 and under) must be supervised by an adult at all times.

4. *QUIET HOURS*: Quiet hours are observed from 11 PM to 7 AM daily. Check-in time is 3 PM, and check-out time is 11 AM.

5. *SMOKING AND VAPING POLICY*: Smoking and vaping are strictly prohibited inside cabins, RVs, shower houses, and laundry rooms. Violations will incur a $300 fine per event, charged to the guest's credit card.

6. *MARIJUANA CONSUMPTION*: Recreational marijuana consumption is prohibited. Medical marijuana is allowed in pill, tea, oil, or jelly form, with prior notification to management. Violations will result in immediate eviction and full payment forfeiture.

7. *FISH FILLETING*: Fish filleting and disposal of fish guts are prohibited within the resort. Guests must use the designated filleting shack by the Government boat launch.

8. *SAFETY AND SECURITY*: Fireworks, throwing ax or knife competitions, and hazardous activities are strictly prohibited.

9. *PETS*: Only dogs are permitted in cabins and RVs, with a $20 per dog per stay fee. Dogs must be leashed, kenneled when left alone, and owners must clean up after them.

10. *VALUABLES AND DAMAGES*: Guests are responsible for their valuables and any damages to Bayside Resort property or other guests' personal property.

11. *EARLY CHECK-OUT*: Guests will be charged the full balance for early check-outs.

12. *VEHICLE POLICIES*: Power washing vehicles and renovating RVs or watercraft on site are prohibited.

13. *ELECTRIC VEHICLE CHARGING*: EV charging is not allowed due to power capacity and safety concerns.

14. *ILLEGAL ACTIVITIES*: Any illegal activities will be reported to authorities, resulting in immediate eviction without compensation.

*RV CAMPGROUND RENTAL AGREEMENT ADDENDUM*

1. *RV REQUIREMENT*: Only RVs are allowed on campsites; tenting or sleeping in vehicles is prohibited.

2. *SITE OCCUPANCY*: One RV unit, two vehicles, and one boat or watercraft are allowed per site.

3. *FIRE BAN*: Fire bans will be enforced according to the Northern Village of Denare Beach regulations. Only propane fire pits are allowed during fire bans.
