Rates are subject to 9% Maine Lodging Tax and include double occupancy with a full breakfast.

Check-in: Between 3:00pm and 6:00pm. After 6 PM, we will provide Self-Check In instructions when notified ahead of time. Please call or email us to confirm exceptions for early and late arrivals as we may not be available.

We happily host guests for area weddings and events. During COVID, we are not taking group reservations of more than two rooms together. We do not ever rent out our entire home (all six rooms) for group events.

Children Twelve and Over only unless pre-approved by us ahead of time. We offer a quiet peaceful retreat for all of our guests that must be respected at all times. We have been honored to host many wonderful kids here. However, we do ask all parents to thoughtfully evaluate their children's personal supervisory needs before considering this inn. It is not child-proofed for their safety and there are many fragile collections and antiques throughout the inn. Due to fire code occupancy rules, only the Cottage Rose Suite allows an additional person.

The entire Inn and perimeter grounds are non-smoking or vaping of any kind (including e-cigs and cannabis) in ordinance with Maine State law. Smoking is permitted only in outside areas 25 feet from any building per Maine State law, a $500 charge will be charged to your card on file for smoking/vaping of any kind in our rooms or on porches. In addition, due to its pungent permeating odor and pursuant to Maine State law, cannabis is not allowed inside our home or on our premises. Please keep it in your car. Guests violating these policies will be asked to leave immediately without refund or recourse. Due to fire and insurance codes the burning of candles or incense is also prohibited for the safety of all.

All of our cleaning products are either fragrance free or hypoallergenic. We ask that you please kindly consider others and refrain from using optional perfume and aftershave products (including essential oils) in your room. Unlike modern hotels, this is an old house without a central exhaust system. Many guests these days have respiratory issues that are exacerbated by lingering perfumes and aftershave that can easily permeate rooms and the rest of the inn. In addition, once you leave, someone will likely be occupying your room a mere four hours later.

Please notify us of any dietary restrictions ahead of time for Breakfast.

Our 1880s circular driveway offers limited parking to accommodate our six rooms. If you plan to drive more than one vehicle, please notify us ahead of time.

Only Registered Guests are allowed in our home or on our premises. We keep our front door locked and closed at all times for security.

COVID PROTOCOLS

As a licensed Bed and Breakfast in the State of Maine and Town of York, we are closely monitoring and abiding by the COVID-19 regulations and recommendations of the Maine CDC. The Inn has over 5000 square feet of living space allowing for optimum social distancing. We have separate living quarters on the third floor and have been fully vaccinated.

We have a choice of breakfast seatings at 8 AM and 9 AM depending upon availability, dining is outside on our front porch at individual tables. If you have a definite preference for a seating, please let us know before arrival and we will do our best to accommodate, otherwise determination is on a first come basis.

In order to support social distancing at Check-In and best practices protection, your balance due will automatically be charged to your credit card on file on the morning of arrival.

The CDC recommends maximum ventilation, so please keep your windows open as much as possible.  We are surrounded by ocean on three sides 500 yards away, so there are wonderful ocean breezes.  Our common areas and windows will remain open; all guest rooms have either a gas or an electric fireplace for heat during colder weather. 

COVID symptomatic or positive guests are not allowed in our home, please consider purchasing Trip Insurance to cover any cancellations.

We require a one night's stay or 50% deposit (whichever is larger) to confirm each individual room reservation. Your balance due will be charged to your card on file the MORNING OF ARRIVAL. Please make sure credit card details are up to date.

Cancellations: We are just a small B&B, so cancellations affect us dramatically. When we guarantee an accommodation we enter into a contract and lose the opportunity to reserve the room for others who wish to stay with us. Notice given 14 days (or more) prior to a room reservation will receive a full refund less a $25.00 credit card handling fee for each room cancelled. Cancellations or changes within the 14-day period will incur a loss of deposit. Last minute cancellations or changes (within 5 days of the reservation) will be responsible for the entire reserved stay. We will try our best to rerent and will prorate refunds accordingly. Regretfully, we can not grant refunds for early departures or late arrivals. As we have no control over weather (during winter we will try to accommodate rescheduling within a reasonable time frame), extended family situations, guest illnesses including COVID, airline delays or flight cancellations, etc., our cancellation policies apply equally under all circumstances.
